    Day of the Dead in Puerto Vallarta

    Our first Day of the Dead experience in Puerto Vallarta was long before 2008, when UNESCO recognized the holiday on its list of Intangible Cultural Heritage of Humanity, those traditions that are passed down from generations. Día de los Muertos is an occasion of the reaffirmation of indigenous life and is celebrated by all Mexicans, regardless of religious or ethnic or origins. You will be fascinated by the ofrendas, magical altars covered in marigolds, emanating with their rich earthy scent, multitudes of candles, and intriguing offerings to the dead.

    While we walk along, admiring the ofrendas, moving from one display to another, most of us miss the meaning of this important day for the locals of Puerto Vallarta. The entire purpose of the Day of the Dead is about honoring those who have passed beyond this world and in doing do, asking their guidance for when it’s time for us to follow such a pathway. Ofrendas are found in various plazas, in private homes, on doorsteps, and in the cemeteries. The expectation is that loved ones will pop in for a visit and to lure them, friends and family place photographs of those who are gone, plus items they loved when they inhabited this world. It’s not unusual to find cigars, a pack of cigarettes, a favored lighter and matches, shot glasses with tequila, bottles of alcohol and cans of beer or soft drinks. Books, letters written in this realm, candy, food, perhaps a piece of clothing they wore. Chocolate, a cup of tea or coffee, fruit, tamales, lipstick, a pipe, jewelry; an unfinished crocheting project, embroidery scissors, thimbles, a pack of cards, dice, dominoes, musical instruments. It’s sad to see toys, well loved dolls, small trucks and cars, but we must remember the whole purpose is joy. Candles are everywhere, to help light the way back from the land of the dead to that of the living for this one night of the year.

    Recently in Puerto Vallarta, people have taken to having La Catrina painted on their faces. The Catrina, a symbol of death itself, is a reminder that no matter who you are, how much money or social status you have, we all end up dead; the great equalizer. You can paint your own face (there are great tutorials on youtube) or pay a small fee to have someone with talent do it for you. It’s fun and a safer way to costume yourself than wearing a mask and a welcomed new tradition in Old Town Puerto Vallarta.

    You won’t want to miss the procession along the malecón, a presentation of creative costumes, mariachi bands and minstrels, dancers, riders on horseback and decorated cars, marching down the street and winding in and out of revelers.

    The Day of the Dead grows every year in Puerto Vallarta to expand on the traditions and invite more celebrants!

  • Roma: A Movie That Cant Be Missed In Vallarta

    Roma: We don’t often write movie reviews for this blog but are so inspired by the recent Mexican film Roma, for many reasons. We were far into the film, a scene at the ocean in Veracruz, before we astonishingly realized this movie was shot in black and white. There is so much color in the culture, the people, and the language that hues and tones burst out of each scene. It’s a testament to the colors of Mexico, which has drawn many of us here, to brighten our lives and that of others.

    Roma, which is love in Spanish spelled backwards, is a movie packed with everyday Mexican life. Though is takes place in 1971, there is much that has not changed and life of many generations continues to thrive. Roma is a section of the Cuauhtémoc borough of Mexico City. which during the era it is set, the early 70’s, was an upper to middle class vicinity. It was beset with decline over the years, and more recently taken over by hipsters.

    Alfonso Cuarón wrote, directed and took over the cinematography of Roma and is known for a variety of successes, including the highly acclaimed Gravity; his first major success. Other projects include Y Tu Mamá También; Children of Men; and Harry Potter and the Prisoner of Azkaban. Bent on authenticity for Roma, Cuarón gathered furniture from his family’s assorted homes throughout Mexico; most of the movie is filmed on location, relying on few sets. Anyone who’s been in a furniture store in Puerto Vallarta will see the complete accuracy of the upper level establishment where Cleo, the protagonist, goes with her matron (employer) to buy a crib for her unborn baby. There are no details untouched by authenticity of the era.

    Vendors will be recognizable by anyone living in Puerto Vallarta; their street calls remain the same over many decades. Unless you are Mexican or have lived in the country for long enough to recognize him, the alfiliador who appears in Roma will hold little significance but it is a major turning point in the film. As Cleo sits mourning in her humble quarters, Adela, another maid, calls out to Cleo the presence of the afilador, the knife sharpener, warning his arrival with his familiar piccolo. In Mexican lore, the afilador carries portent, and is commonly used to scare little children into behaving. Adela is letting Cleo know it’s time to pull it together and get on with life.

    There are subtleties throughout. Airplanes flying overhead in many scenes, as well as the opening and closing, represent the constancy of air travel above Mexico City, a major hub, and they also indicate a vast world outside this small one encompassed in a massive city.

    The ocean scenes will have an effect on those of us in Puerto Vallarta, and Alfonso Cuarón does nothing to lessen the deafening roar. There is no doubt to the attraction, the pleasure, and the imminent danger.

    We struggled with some of the language without knowing certain characters were speaking Mixtec, an indigenous idiom, but the film is subtitled. Roma is currently available on Netflix.

  • Real Estate or Residential Notes—What Makes a Good Deal?

    Finding good residential and real estate notes

    I really can’t tell you how many times I’ve been asked the question: Is this a good note deal? So, first, let’s consider why people ask this question. I think it’s because they want to hear your response or opinion of what a good note deal actually is. Although I’m honored that those who ask me value my opinion, I don’t want to do them a disservice by giving them a simple “yes” or “no” answer. Besides, what’s a good note deal for me isn’t necessarily a good note deal for someone else. When a real estate investor, who’s getting started in notes, asks me about a note deal, I try to explain my take on it by relating it to a real estate deal.

    So, What Makes a Good Real Estate Deal?

    At first, sometimes it is hard to tell, or to know, if you have a good deal until you get some experience. Let’s look at real estate, for example, there are several areas of a deal where you can make money:

    • The buy – When I first started in Real Estate, I paid close to retail like most people, who are just starting out. Today, I would usually only buy properties from motivated, or distressed, sellers. Another way to find a good deal on the buy, is finding a discrepancy in fair market value or a property in lesser conditions.
    • Rehabbing the property – Although heavy rehabs tend to be more profitable, sometimes you can find properties that don’t need as much done and that can be turned around quickly. If you have experience rehabbing, you may also have more knowledge of what everything costs. Another skill set that can give you an advantage, besides creativity and the ability to rehab a property, involves managing contractors.
    • Management –Were your estimates accurate? Did you come in under budget? Did you finish the rehab in a timely manner? If you’re using private money, the longer the deal takes, the more it will cost you.
    • Shopping for financing – The time and effort it takes to find financing, as well as the type of financing you find, can affect the profitability of your deal. For example, private money is usually cheaper than hard money. Also, people with good credit get better terms.
    • Foresight – Your level of foresight can go a long way. For example, there was a property I paid retail for ($65,000), but I saw potential to build a commercial garage on an adjacent lot. Now, the property is worth over $200,000.
    • Marketing – If you’re skilled at marketing, you will get the property rented or sold quicker than someone, who’s not skilled at marketing.

    Any of these things can turn an okay deal into a really good deal.

  • First Three Quarters of 2017 Puerto Vallarta Market Report

    The first 3 Quarters of the year have flown by and we have the results from the first 9 months of the Puerto Vallarta and Riviera Nayarit real estate market in 2017. It has been a stellar year so far filled with incredible weather, activities, theatre, concerts, parades and celebrations, and of course a very busy real estate market.

    Here is a comparison for the first three quarters of 2017 compared with the first three quarters of 2016.

    The number of Condominium Sales in the bay are up by 68% and Sales Volume is up by 68%

    The average Condominium Sales Price is up by 0.33%.

    The number of House sales in Puerto Vallarta is up by 21% and Sales Volume is up by 31%.

    The average sales price has dropped slightly by 7% due to extra inventory still on the market but this is representing some great opportunities to purchase at a great value.

    Land Sales across the bay have jumped an amazing 204% over last year with an average sales price up by 5%.

    And we had a 20% increase in the number sold so there were some larger sales.

    Overall Grand Totals show a 1% increase in Active Listings in the bay while the number of Sold inventory in the bay has shot up by 53%.

    Overall Sales Volume is up by 61% over last year and the average sales price in the bay is up by 5%.

    In general we had a spectacular 9 months in 2017. We are back to some higher exchange rates exchange rates after the first 9 months for Mexican national buyers and Canadian buyers who have been looking at increases due to rate exchanges. Now 9 months in, we are back up to 19 pesos to the dollar as of this date. Some that had been holding back on making their investments until exchange rates are lower have jumped into the market to be able to invest and protect their US dollars. Buyers have decided to go ahead and invest, but maybe in a different price range.

    We see 2018 as a very healthy and robust season looking forward with some beautiful new product available for almost everyone.

    The Disco Ball was the night to remember! The glittery 2018 ‘House Hunters International’ charity event lit up the perfect Vallarta night sky Tuesday, November 20th at the beautiful beachfront Oscar’s Restaurant on the Cuale River Island. This marked the fourth fundraiser event hosted by Taniel Chemsian and number one real estate brokerage house, Timothy Real Estate Group. Filled with disco era celebrity impersonators by the likes of the Village People and Sonny & Cher, the Sold Out event raised a record-breaking $664,369 Peso for benefactors Asilo San Juan Diego (Senior Assisted Living Center) and SETAC Community Health Center.

  • Vallarta Real Estate Inspired Living: Geckos

    Love Our Geckos!

    Our first experience with geckos in Puerto Vallarta began as an annoying clicking that we thought was someone monkeying around with our window latch. We got up and stumbled around in the dark, saw nothing disturbing and went back to bed. Not to sleep. The clicking continued. In time, we learned the annoyance came from a tiny creature called a gecko. Now we sleep through the night with the same comfort as Grandma’s ticking clock in the echoing foyer, knowing that everything is as it should be. Geckos are out hunting in the dark and still of the night, capturing mosquitoes and other bothersome bugs.

    There are many definitions for gecko sounds and logical explanations for them. Scientists have had a lot of fun observing geckos and attempting to explain their social interactions. The geckos you hear in Puerto Vallarta chirp, bark, click, etc to deflect other males, attract females, fight, flirt, announce and claim their territory, and perhaps throw a fiesta for reasons known only to geckos. We have turned on the light at night to see as many as a half dozen on our ceilings and walls.

    Geckos are only fearsome to the insects they devour and we are eternally thankful for this. Though one mosquito may do great harm to us, a gecko simply sees him as an appetizer. Geckos eat insects much larger than themselves and if you’re interested in going beyond the images of your own imagination, check out youtube for dramatic videos.

    We have been startled during daylight hours when moving furniture or art on the wall, to have a gecko run out with great urgency to locate another hiding place. It is our nature to apologize. Cats will go after geckos, and since cats have nocturnal tendencies, we try to keep Fluffy cornered in bed with us, though it doesn’t always work. Cats will only eat the bodies and leave the head of a gecko for your astonishment in the morning. Geckos in Puerto Vallarta can be seen during the day; they are not strictly nocturnal, but it’s a rare occurrence to see them on a bright sunny day.

    If you try to catch a gecko, we must advise against keeping them as pets. Instead consider them your own personal pets who are allowed to roam your home, much like cats do, with no boundaries. You will, in fact, most likely be left holding a wriggling tail, while the rest of the gecko escapes. Not to worry. Geckos are built to be able to release their tail along an actual predestined line, which allows them to flee quickly with nominal harm to the remainder of their body. In their own milieu, the continued thrashing of the tail provides distraction from a predator and allows the gecko to hide once again.

    Geckos can live a long time in Puerto Vallarta, up to five years in the wild. So keep them around; they are considered good luck and nothing seems better than old wise geckos protecting us at night.

  • First 3 Quarters of 2015 – Vallarta Real Estate Market Report

    The Puerto Vallarta real estate market for the first 3 quarters of 2015 shows signs of a slight but healthy growth in the number of sales and the price adjustments that had to take place in order to generate those sales. Across the board sales volume is up, and albeit modest the average sales price is up as well. Condominiums have done better than houses but the growth over last year is great.

    Timothy Real Estate Group remains the dominant force in the Puerto Vallarta – Riviera Nayarit market with more than double the sales volume of the number two agency in the bay.

    Condominiums have seen an increase in sales volume in the bay while the average sales price for a condominium has gone down by -8%. The increase in sales is most likely the result of sellers getting more realistic about market values.

    The number of condominiums that have sold have gone up 11% over last year and the percentage of list price has gone down by -1%. Both factors are good news for the market.

    Houses have not faired as well this year. Sales volume for sold houses has gone down -14% and average sales prices for houses has gone down by -15%.

    The number of sold houses has basically remained the same and the sales price percentage of list price has gone down by -3% to 89% of asking

    New listings in 2015 have gone down by -17.5% which is a great sign that inventory is reducing and sold listings have gone up by 16.7% which is also a positive sign in the market.

    Puerto Vallarta has a number of exciting new projects that are in their design stages for the Romantic Zone and Amapas areas as well as South Shore waterfront developments. Construction is going strong in Riviera Nayarit in many areas with new 5 Star Hotels in the planning stages as well. Generally speaking developers are looking to create residential products that meet the needs of foreign investors with exciting smaller, more affordable products. It is a great time to invest in the Riviera Nayarit and Puerto Vallarta markets before appreciation really starts to take off which can make some of the newer pre-construction projects and current re-sell inventory very attractive for the upcoming 2016 season.

    Puerto Vallarta is a well-known retirement and vacation destination and anyone who has ever been here knows why. The cost of living is low but the quality of life is high. This is what the Huffington Post had to say about Puerto Vallarta;

    Romantic. That might be the best single word to describe Puerto Vallarta. The city also offers shopping and fine dining, boating and golfing, country clubs and community, gourmet shops and designer boutiques…all alongside a beautiful stretch of the Pacific Ocean.

    Puerto Vallarta could be called glamorous, but the cost of living and of buying real estate here aren’t jet-set. This is one of Mexico’s most sophisticated resort spots, with more cachet than Mazatlán and more chic than Cancún.
