  • Filmando House Hunters International – Desde Dallas a Puerto Vallarta

    Como ingresamos al show

    En Marzo del 2013, recibí una llamada que cambió mi vida. Taniel Chemsian, nuestro agente de Bienes Raíces en Puerto Vallarta me llamó un día para decirme que tenía una invitación para mi esposo y para mí. Imaginen mi sorpresa cuando me enteré que él se refería a la oportunidad de aparecer en el programa de TV  House Hunters International. ¡Estaba totalmente impresionada! Le pregunté “¿Por qué Nosotros?” Yo pensé que solo éramos personas ordinarias viviendo vidas normales. ¿En serio podríamos ser interesantes para la televisión? Amo ese show y lo veo todo el tiempo y he visto los dos episodios previos presentando Puerto Vallarta. Por supuesto al pensarlo estaba un poco intrigada y halagada. Así que cuando Taniel nos dio más detalles, yo le dije: “Claro que sí, nos encantaría”, después pasamos a la siguiente parte la de realmente audicionar para el show. ¿Hacer una audición? Esto era algo nuevo para nosotros ya que mi esposo Charles y yo nunca habíamos audicionado antes para un show de TV. Después de algunos intentos de grabar un video de nosotros mismos, sentimos que hicimos lo mejor que podíamos para mostrar nuestras personalidades y enviamos nuestro video para ser considerado.

    Pasó casi un mes mientras que esperábamos ansiosamente algunas noticias … ¿Van a elegirnos? ¿Les interesamos suficientemente? Hizo bomba nuestro video audición? Finalmente recibimos “La Llamada” casi a mediados de abril. Estábamos “EN EL SHOW” y nos querían filmar ese verano! Fue fantástico, en sólo unos meses íbamos a estar filmando un reality show! No lo podía creer. Ni en más locos pensamientos se me hubiese ocurrido que estaría en la televisión algún día.

    ¿Qué se siente?

    Nuestro primer día empezó en nuestro hogar en Dallas, Texas. No teníamos idea que esperar o que palabras diríamos cuando la cámara empezara a filmar. Sin embargo el productor nos dio algunos consejos de vestuario antes de la grabación.  Evidentemente no era lo mejor usar blanco o negro en la TV.    Algo así como que esos colores te hace desaparecer.   Desafortunadamente la mayoría de mi ropa estaba en la categoría blanco/negro, así que fue necesario ir de compras lo cual ¡no me molestó en absoluto! Como trabajamos en casa, ellos quisieron filmarnos básicamente aquí en nuestro hogar. Trabajamos duro y logramos que todo el lugar luciera bastante bien. El equipo se presentó puntualmente al amanecer, y empezamos…o debería decir ¡Luces, cámara, acción!

    Estábamos realmente nerviosos al principio y sentimos como si estuviéramos estropeando todo, pero después de unos 20 minutos, empezamos a adaptarnos. También ayudó que el director y los demás miembros del equipo estaban muy relajados y eran divertidos, lo que nos mantuvo en calma e hicieron un entorno de filmación agradable.

    Después de la sesión en la casa, salimos a filmar algo de acción de Charles y de mi mostrando las casas en nuestro negocio de bienes raíces en Dallas. Fuimos en auto de una casa a otra, de una zona a la siguiente, y después regresamos a nuestra casa para filmar más. Vinieron un grupo de nuestros amigos y familiares y tuvimos una fiesta de celebración con vino y queso para desearnos suerte en nuestra búsqueda de una casa en ¡Puerto Vallarta, México! Nuestro primer día de filmación de un reality show había terminado. 

    Salida a Puerto Vallarta

    Nos levantamos temprano el día siguiente de la filmación en Dallas y nos dirigimos a Puerto Vallarta. Llegamos un par de días antes de filmar así podríamos tener la oportunidad de conocer los alrededores y divertirnos un poco. El 1er Día de la filmación en PV llegó rápidamente y nos levantamos antes del amanecer para estar listos para empezar a filmar en la oficina de Timothy Real Estate Group a las 8:00 am. Nuestro agente de bienes raíces Taniel y su corredor Carl Timothy estaban allí para conocernos y guiarnos. Taniel y Carl habían filmado dos episodios previos de House Hunters International por lo que los convirtió en muy buenos mentores con muy buen humor y fue muy divertido trabajar con ellos. Taniel, con su increíble ingenio y encanto, rápidamente determinó que era material de DIVA. Debo intercalar aquí que el sistema de iluminación que utilizan para la iluminación de fondo se llama “Diva Lite” por lo que se hicieron algunas bromas de la diva de la diversión a través de los días.

    Nuestra sesión matutina en la oficina de bienes raíces pasó rápidamente. Antes de salir a nuestro próximo destino, filmamos algo adicional en la Zona Romántica, incluyendo caminar por la calle, nos encontramos y presentamos afuera de la oficina de Timothy, algunas tomas fueron sutiles y divertidas aquí y allá. A continuación, nos dirigimos al estudio de trabajo de uno de nuestros artistas locales favoritos. Ya teníamos algunas de sus hermosas pinturas y queríamos añadir otras a nuestra colección. Además, pensamos que sería genial promover los negocios de la encantadora gente local. Se dio seguimiento a esa escena con la filmación en la propiedad # 1. Esta propiedad se encuentra en el centro de la ciudad, cuenta con una fabulosa piscina y está a sólo unos minutos a pie del Malecón. Tuvimos momentos divertidos filmando en esta hermosa propiedad y estamos esperando que se haga el corte final.

    El Día 2 fue filmado en forma similar. Vimos las Propiedades # ​​2 y # 3, y después conducimos a los jardines botánicos. A pesar de la lluvia torrencial intermitente, filmamos un montón de escenas pintorescas allí. Robert Price y su personal de los jardines fueron maravillosos. No solamente hicieron que los jardines lucieran exuberantes y vibrantes, además planearon una fiesta para nosotros.

    El Día 3 fue dedicado a tomar de decisiones. La compañía de producción creyó que sería una buena idea hacer que la escena de decisiones se realizara en un entorno completamente diferente a los dos episodios anteriores, así que rentamos un barco y nos lanzamos al agua. El barco nos recogió en la playa Garza Blanca, y todo estuvo organizado por el personal en Garza Blanca Preserve Resort. La original Garza Blanca era un famoso centro turístico histórico de la década de 1960, donde estrellas como Elizabeth Taylor, Johnny Carson y Rod Stewart pasaban su tiempo para descansar. El complejo fue reconstruido en los últimos años y de nuevo ha sido visitado por una gran cantidad de nuevas estrellas como Eva Longoria y Kerry Underwood, por nombrar unos pocos. Cuando llegamos a la playa con el equipo de producción, tuve que reírme al pensar que todo el mundo probablemente creía que éramos alguien famoso . Difícilmente famosos, pero nos estábamos divirtiendo muchísimo y tenía mis lentes de sol como los de las celebridades. El barco no podía llegar a la orilla a causa de las fuertes olas, así que tuvimos que caminar en el agua para subir a bordo. No fue gran cosa, excepto que yo no sabía que tendríamos que hacer esto sino hasta el último minuto y estaba usando un vestido largo. El hombre de la cámara y el del sonido también, estaban preocupados ya que habían facilitado su propio equipo valuado en decenas de miles de dólares y temían que este se mojara mientras intentábamos llegar al barco y se preguntaban si las nubes oscuras traerían lluvia. Afortunadamente todos abordamos el bote con el equipo y algo de dignidad intacta.

    Nuestro capitán de bote fue un gran guía y también pudimos ver algo de lo que hizo tan famoso a Los Arcos. Filmar la escena de tomar la decisión fue muy rápido porque estábamos tratando de rodear el aguacero que se había desencadenado, amenazando con arruinar el equipo y el rodaje. Con un poco de suerte y el penetrante sol que se abrió paso entre las nubes pudimos terminar el rodaje y regresar rápido a la orilla.

    Cerramos nuestra filmación en Puerto Vallarta con algunas escenas extras con unos cuantos cambios de vestuario y “chocar los cinco dedos” en la última toma. ¡Fue oficialmente el cierre!

    Toda esta experiencia fue una maravilla y algo que atesoraré por siempre. Charles y yo tenemos nuevos amigos y nos divertimos muchísimo todo el tiempo. Ahora puedo quitar de mi lista de cosas de hacer antes de morir el de “Ser Estrella de un Reality Show”. Estoy ansiosa de que transmitan el episodio, lo que debe pasar en algún momento a principios de 2014. Hasta entonces, voy a estar viendo más de HHI en HGTV

  • Purchasing A Business In Puerto Vallarta

    For quite some time, my partner and I had been looking at purchase a business together that would fit our personalities and lifestyle.  While living in Vancouver BC and after examining several options, we came across Estigo Scooters, an ATV/Scooter rental and touring company for sale in Puerto Vallarta, Mexico listed by Timothy Real Estate Group.

    We are fortunate to have been able to relocate to this tropical paradise and live out our dream as independent business owners.

  • Make A Difference In Puerto Vallarta

    Pasitos de Luz is a daycare for disabled children from low income families. If a family has a reliable source for day care their child, they have a better chance of creating and keeping a stable home. We first heard about Pasitos de Luz in Puerto Vallarta when a friend volunteered to help during her winter’s stay here. Our friend raised a child from birth until his passing in his mid-forties; he had cerebral palsy and though he was very physically challenged, they had a wonderful relationship. They shared a fun sense of humor, many private jokes and loads of common friends, which is normal for most people with limiting conditions. Our friend wanted to contribute to this precious community where she could relate to the children and parents. She met many volunteers at Pasitos de Luz who became a part of her personal extension of friends in Puerto Vallarta; she opened our eyes and hearts to this special place.

    Pasitos de Luz, which translates as wee little steps of light, is a non-profit organization, relying on contributions from local patrons and supporters out of the country. They change nothing for their services which include physiotherapy, nutrition and dietary assistance, special education, lessons in hygiene, occupational therapy, recreation, games, parties and hydrotherapy. Their art, dance and music workshops are loved by the children and the adults have a lot of fun, too! Visitors at Pasitos de Luz are welcome at all times and they are happy to conduct tours of the facilities.

    Pasitos de Luz is always looking for people with training in the above specialties but they welcome anyone who wants to have a rewarding experience with some really beautiful kids. It doesn’t matter how much time you have to spare, even an hour will be of great help, and special skills are not required, including Spanish. The kids love everyone!   • Vallarta: An Idillic Beach Village Around the Corner

    Pizota in Cabo Corrientes

    Pizota, a small village south of Puerto Vallarta, in the state of Jalisco, is not a privately owned island, contrary to what many people believe. In the first place, it’s a coastal village and not an island. There are no privately owned beaches in Mexico; the Federal government has possession of them and can use any beach for military practices if they so choose. That said, we’ve never seen or heard of the Mexican Navy commandeering surf boards and snorkel gear so they can run around in heavy uniforms in the sand.

    Pizota does have private tours that come from Puerto Vallarta to dive, snorkel, swim and party, but they can’t keep others from having the same fun. Although there have been all sorts of fascinating rumors; including the owner of the Chivas football team trying to build a complex or resort at Pizota it continues to possess its identity as a small indigenous village twenty minutes south of Yelapa.

    Pizota reminds us of Yelapa back in the 80’s; remote and jungly. Both places are accessible only by boat and it’s lovely to get away from the traffic of Puerto Vallarta, or any city actually, where horns honk, buses rumble and traffic cops blow whistles.

    There is none of that in Pizota; for adventure you can walk up to the waterfall and have a swim, or take a short horseback ride. There are the ubiquitous beach cafés and the food is remarkable in any one of them. The village people are welcoming and love visitors, yet we make it very clear to our guests to be respectful, pick up after ourselves, and leave no footprint.

    Another falsehood about this small village south of Puerto Vallarta is that there is no place to stay. So not true. People in Pizota have caught on to Airbnb, Trip Advisor and other tourist sites; there are plenty of accommodations. We simply suggest you make your plan before you go. There are huts and houses, but (thank goodness) nothing resembling the monstrosities of the Sheraton or Four Seasons.

    The best way to get to Pizota is to take a boat from Boca de Tomatlan, which you can reach by bus from Puerto Vallarta for 8 pesos. Catch the orange and white bus by the OXXO on the corner of Basilio Badillo and Constitución. Panga (boat) prices may vary but we found the standard fare from Boca, round trip, was less than 200 pesos. That’s a deal when you consider the price of fuel. Tip the skipper, and have fun discovering new places and possibilities.

  • Donna’s Review: Vallarta’s House Hunters Charity Event

    The House Hunters Charity Event was the Party of the Year!

    The event planning all started with group of volunteers from around Puerto Vallarta who asked to be involved planning the event.  Everyone who donated their time and talents had the most wonderful experience.  We borrowed some ideas from the House Hunters International investors Derick and Zapher of San Diego, California.  They are expert event coordinators and even had an event of their own when the House Hunters Show originally aired in the United States.  Derick and Zapher also flew in for this special Puerto Vallarta viewing.

    It was decided the event was to be held at Daiquiri Dicks Restaurant in the Zona Romantica.  It’s a great space for a large event and Tari Bowman and her staff did a wonderful job at handling 350 people.  The service was incredible, no wait time for drinks, and we had some deliciosos aperitivos, delicious appetizers!

    Carl Timothy went to Hollywood, California and brought back the popcorn boxes and celebrity costumes.  Carl also selected old time movie tunes and themes, but I’m not sure if we heard any of them over the great music that was provided by Sylvie Scopazzo our local songstress and Jorge Hernandez on guitar.  They did a great job at entertaining all of us for the evening, thanks Sylvie and Jorge!

    Our celebrity impersonators were Marilyn Monroe played by our beautiful Andrea Graham, Groucho Marx played by our perfectly funny Sebastian Lopez and Charlie Chaplin played so very real by Hugo Daniel Gomez.  All our celebrities prepared for their parts by watching old movies that their celebrities were in and once they put on the costumes the transition was fantastic as they posed for photos with all the guests and remained in character all night long.  The professional photographer of the event was Joseph Kandoll, taking great photos of the event, guests, and celebrities.  Check out Joseph’s fun photos  https://timothyrealestategroup.com/hhi .  Our hats off to Andrea, Sebastian, Daniel and Joseph!

    The event was an opportunity for the community and our beloved city of Puerto Vallarta to celebrate and be proud, about Mexico; we want to show the world that people love living here, it’s safe and beautiful, and it’s one of the best places to live, work, and retire to in the world!  And we all love a great party!

    At 9:00pm The House Hunters International Puerto Vallarta show was debuted in Mexico and everyone cheered at the first sight of Puerto Vallarta.  Then everyone cheered again for Derick and Zapher and when our House Hunter’s International agent Taniel Chemsian hit the screen everyone loved it and cheered again.  It was really great seeing how much everyone enjoyed the show.  I’ve seen it 3 times and I never get tired of watching it, I think House Hunters did a great job at showing how beautiful Puerto Vallarta is and it’s a great place to buy properties.

    I spoke with the buyers Derick and Zapher and they had a couldn’t believe how many people came to the event and they are very happy with their decision to purchase in Puerto Vallarta.  Condominios Terraza Del Mar was the chosen property on HGTV’s House Hunters International. Now with as little as 20% down and you can purchase one of the few remaining three bedroom units.

    The proceeds of this event benefited our charities; Becas Vallarta A.C., The Navy League’s Toys for Tots, and Asilo San Juan Diego, an assisted living facility.  Over 350 people attended the event and we were able to raise over $117,000 pesos in ticket sales and raffle tickets!  Thanks to everyone that attended the event!

  • Yikes! Bikes! Vallarta Style

    Many years ago, when we arrived in Puerto Vallarta and began enlightening and enjoyable observations, we rarely saw anyone riding a bicycle. If we did spot a bike, it would often be supporting well more than one rider. A man usually pumped the pedals with someone on the handlebars, often a person hanging on the back and sometimes another on the crossbar in front of the rider. Not kidding. The most we ever saw on a bicycle was five. A mama had a baby strapped to her back; an entire family just as we would pile the crew into an SUV and make sure they are all buckled up. A single rider would have been on a stripped down machine, pedaling like mad, baseball cap turned backward to protect the ever exposed neck from the beating sun.

    Though there have been, in past decades, triathlons and other races through the Sierra Madres, lone bicyclists commuting and joyriding have been scarce.

    Finding a bike shop in Puerto Vallarta, it was necessary to wind through the streets to the top of Gingo Gulch to find B-B-B Bobby’s, where all (or at least the most important) needs for bicycle enthusiasts could be found. Alas, when Bobby passed away, there were few places to compare to his.

    Things have changed.

    Bikes can be rented at a number of shops around town; bike repair and accessories add to a growing commerce in Puerto Vallarta. Bike tours are all the rage and it’s no longer necessary to schlep one’s own equipment, sometimes adding phenomenal amounts to airfare. Up and down the coastal corridor on Highway 200, enthusiasts will find an abundance of shops willing to sell, rent, repair and suggest areas to explore. Nor is there a shortage of willing tour guides. Ask at any of the local tiendas or tallers (store and repair shops) and you will be led to enthusiasts who not only know the terrain but are also very familiar with the flora and fauna, eagerly willing to share their knowledge.

    We need to make whatever contributions possible to the nurturing of our environment and be as green as we can be. Less and less Hummers and more and more bicycles show Puerto Vallarta on the cutting edge of environmental progress.

    A friend recently visited Denmark, where hearts and bicycles are national symbols. She exclaimed while in the city of Copenhagen “Wow, all the bicycles!” And they have the right-of-way. Imagine Puerto Vallarta with less taxis, busses, fumes and accidents. A certain trust level exists with bikers, as well. To steal a person’s bicycle is akin to stealing a horse.

    Is it better to list in the summer? The winter? Will I have more competition if I list in the winter? Am I more likely to sell at a greater discount depending on the time of year?

    As a managing broker I appreciate that even with the help of a real estate broker it is difficult to determine the optimal listing price or optimal time of year to list. Practically speaking if brokers and investors were pricing real estate perfectly price changes would not be as common as they currently are. The pricing market interests me so much that when wearing my “professor hat” I spend a fair amount of time examining the pricing of real estate in Chicago in an attempt to better understand movements.

    As I work through a much larger study I want to shed some light on a few things that investors may find interesting.

    What The Data Says About The Best Time of Year to Transact Real Estate

    This first post is summarizing the trends that were identified when segmenting properties into quarters. In an attempt to answer the questions above I looked at all residential multi-unit buildings from 2006-2012. This resulted in over 11,000 properties that were listed and sold during this period. In this post I am only discussing those properties that did NOT have to submit a price change in order to lead to a sell which reduced the properties sample to 6,410. The table below looks at this reduced sample and shows that over the 6 year period examined the differences in inventory are seemingly negligible. We can see that the first half of a year, Q1 and Q2, certainly have more listings but also more sales as a result.

    If we are chasing the buyers we may want to list in the first half of the year but the fact that both Q3 and Q4 had more sales than listings may mean that sellers hold a stronger bargaining position in the second half of a year. The question is would you rather be operating in a market that is moving more inventory or one that has a tighter inventory?

    As a buyer you may reason that the fourth quarter is optimal since the fewest properties are being demanded and that prices will be lower as a result. It is worth noting that the average days it took to sell in this sample was 34.06 days which is relatively quick and speaks to finding the right time to list.

    What about discounts?

    While it is valuable to have a general sense of you competition what is the discount that these sellers are undertaking in order to sell over an average window of 34.06 days? The table below suggests that regardless of what quarter you list the average discount is approximately 5%. This would tend to imply that regardless of the quarter listed a parcel will sell for a discount of approximately 5%. On a technical note if you are a buyer you do seem to have a marginal benefit if negotiating a purchase in the second quarter of a year and if you are a seller you have a marginal benefit when listing in this same quarter.

    Summary

    What conclusions can be drawn from this summary?

    • First and foremost is that when a home is priced “right” we should still expect an approximate discount of 5%.
    • Additionally, when we price “right” we should sell in approximately a month regardless of the quarter listed.

    The next step is to examine what happens when we don’t price “right” and have to change the listing price. Next time I will be looking at how price changes are received by the market and how they impact time and discounts.

     

  • Help Means Jobs In Puerto Vallarta

    Friends who recently moved south for the winter have begun to settle into their new homes and several more are on their way. These people have begun to realize the benefits of south-of-the-border living in Puerto Vallarta and shed the fears that had been created by clever media.

    Shopping was a challenge until they realized how simple it is to flag down a taxi, and the abundance of grocery stores in the hotel zone. Prices are amazing and the adjustment to pesos will be a gradual process that soon will make sense and feel like a profit is being made. Our friends even bring their own bags and have been duly informed regarding the tipping of baggers in the local stores.

    We long ago eschewed the term maid and have what we prefer to refer to as a housekeeper. Maid sounds a bit too privileged and though we realize how lucky we are to have the opportunity to live in Puerto Vallarta, we also practice a certain degree of humility. We have been chastised by others for overpaying but we won’t get into that argument here. We also are delighted to have no food go to waste and our housekeeper is happy to relieve us of hunks of cheese before they go off and heads of lettuce that have yet to wither.

    Hiring help is not only accepted; it’s expected. Providing jobs for locals helps the economy and gives us free time for the pursuits of early retirement that we are obligated to fulfill.

    Another name for housekeeper in Spanish is ama de llaves, which translates to “she who has the keys.” The lady who works for us had possessed her own set of keys since shortly after we hired her. This gives us freedom to come and go without needing to rearrange schedules and always have someone at home. We were aware enough to ask if she was okay with the pup, before we asked her to work for us. Some Mexicans are afraid of dogs, since in many homes in Puerto Vallarta a dog is meant as a guard.

    It is quite uncouth to ask a person who works for your neighbor if they would like to work for you. This type of behavior has a name. Stealing. The best approach is to ask your neighbor if their housekeeper has any extra time and would perhaps like to pick up extra work.

    Our lady works for us twice a week, does laundry and spends about four hours a day. We pay her 600 pesos per week plus the extras we mentioned above. The big bonus is her connections to brothers, sons, uncles, etc, when we need assistance with bigger jobs. It’s a dream come true.

  • Semana Santa in Puerto Vallarta

    Each year Semana Santa in Puerto Vallarta brings more people, bigger cars and fewer parking spaces. Though many of our contemporaries either hide out at home or leave town for the duration, we love to wander around and enjoy the activities. A stroll along Los Muertos Beach in Puerto Vallarta on Good Friday afternoon exposes a swelling mass of humanity, gathered together in the name of Holiness. Taxis, beer trucks, tour buses and cars jockey alongside transit police, bomberos and thickly uniformed federales. Battery operated radios turned up full blast compete with quaking bass speakers in passing trucks, strolling minstrels, honking horns and blasting sirens, babies squalling, children squealing, the tide rumbling in and out, and the general hum of laughter and excited voices. We love it all! The briny smell of the sea combines with shrimp, fresh fish and chicken roasted over open fires, the smoldering clouds hover above the throng. While walking down side streets toward the beach, the smell of stale urine, mixed with heaps of fruit rinds in piles on corners waiting for garbage trucks to make their rounds poses juxtaposition to our olfactory senses. This is Mexico and these are Mexicans taking pleasure in their most important holiday in Puerto Vallarta. The influx grows every year; for a small handful of days the city is nearly bursting at the seams. Vallartenses have been extremely proud of the development of their city and tourism has long been the goal. Transplants are quick to criticize the local administration but Puerto Vallarta is one the most progressive cities in the country, perhaps the continent. During the 1970’s the government at both local and federal levels worked diligently to legalize the acquisition of land by foreign enterprises and individuals. This opened the door to hotel conglomerates, large corporations and above all, gave security to ex-patriots.

    Many establishments have been torn down over the decades, replaced by newer construction; newcomers are none the wiser. While perusing travel websites one finds praise for Vallarta’s ability to maintain a modern façade while incorporating character of the past. Though many of us who’ve maintained residence in Puerto Vallarta know how contentious much of this new development is, a tourist is more likely to simply benefit from the day to day ambience and activities. Puerto Vallarta is a beautiful city. She has sustained hurricanes, tornadoes, floods, the whims of politics and architecture and an influx of many tourists who decided to stay. If she is bursting at the seams, she surely will need a new pair of pants. The last thing we want the lady to do is go on a diet.
