  • Puerto Vallarta Amigos are Friends

    Amigos

The concept of friendship is different in Puerto Vallarta than that of the United States and Canada. North Americans might have many friends, through school, fraternal organizations, church, the neighborhood, Facebook. In Mexico, an amigo is someone you are close to and you maintain that relationship, through good and bad times, no matter the quality of the person.

Mexicans are more inclined to avoid getting into deep conversations with people they do not know well and will avoid the kind of closeness North Americans can establish in a short time frame, such as a week’s vacation in a tropical paradise or a cruise ship.

Mexican character traits often can be traced back to Spanish colonial times when dependence on family and friends was vital to one’s survival. To trust someone outside the inner circle, so to speak, involved a lot of trust and nurturing of any given liaison. Hence, the birth of such things as sobremesa (long lunches and dinners, involving drinking and lengthy conversations in a gentile setting.) The importance of getting to know someone before you considered them a friend has always been of great use to Mexicans. For an extended period of time, covering more than three centuries, Mexicans were forced to depend on one another, in an effort to protect themselves from a treacherous, corrupt government. Having a person one could count on was imperative to survival.

Getting minor and major tasks accomplished often is based on who you know and how well you know them. This goes the same for staying out of trouble or getting oneself out of sticky, troublesome situations.

In business or community affairs, we highly recommend following the example of Mexicans living in Puerto Vallarta. Life will be much more pleasant if we work on establishing and cultivating friendships with people from all walks of life. We have found ourselves experiencing wonderful cultural events, such as weddings, quinceañeras, baptisms and birthday parties of all ages due to having turned simple acquaintances into long lasting friendships in Puerto Vallarta. Engaging in conversation, paying

employees and handymen well, and exercising our meager Spanish skills have worked in our favor to be a part of this wonderful city and the country we have adopted as our own.

  • Puerto Vallarta Living: Vegetarian Options

    Vegetarian Restaurants

Many years ago we were delighted when Planeta Vegetariano opened on the north side of Our Lady of Guadalupe Cathedral. It was a great choice to treat our vegetarian friends and at the time it opened, there was nothing like it in Puerto Vallarta. Their buffet had a great variety and the place has always been clean and inviting. The best chile relleno to be found and beans you can eat forever. You’ll find them at Iturbide 270.
Presently, there are many more choices and they’re spread from one end of town to the other. We name a few here.
A personal favorite is Planet Detox on Prisciliano Sánchez, the road directly south of Costco that takes you to Pitillal. They have a varied menu with lots of surprises, plus cold pressed juices, smoothies, and excellent desserts. If you’re looking for non-dairy, this is an awesome place for sweets. They are in Colonia Las Moras, at Calle Prisciliano 519.
The Yogi Bar in the Marina has amazing bowls, for breakfast and lunch. Bowls are a relatively new thing, and we love them for the fact we can add or subtract ingredients according to taste. Those with berries and açaí are our favorites and very filling. The sandwiches and waffles at the yogi bar are to over the top and for a quick pick me up, they have shots (just like tequila, only healthier options) for anti-inflammatory and energy. Service is very friendly and accommodating.
For some excellent gluten free selections, check out The Green Place in Colonia 5 de Deciembre. Located at Honduras 309, they are open for breakfast and lunch, plus they do wonderful workshops on vegan cooking and the vegan diet. (https://www.curlygirldesign.com/) This is where you can learn to eat vegan, be totally sustained, and love your meals.
Many restaurants in Puerto Vallarta offer vegetarian and vegan options on their menus. El Erizo de Mau in Old Town on Pino Suarez 232 is open for dinner until 11 pm and has almost all five star reviews. El Erizo is only one example of establishments where one can find delicious and well prepared dishes that are vegetarian, plus gluten and dairy free. More restaurants in Puerto Vallarta are finding it’s a good idea to appeal to all appetites. Where we were once well known for ceviche and steak houses, we now have offerings for more sustainability. İBuen provecho!

  • Puerto Vallarta Living: When is it too much?

    Lessons in Not Overdoing

Most people come to Puerto Vallarta and have a fabulous time. On the other hand, there are those who go overboard in all the wrong places, and we mean that literally.
When you go to the beach it’s going to be HOT; you are much closer to the equator than where you hail from. If you are like the standard tourist, you’ll be exposing parts of your body that don’t likely see the sun on a regular basis. In some cases, never. We’re not talking just about underarms and backs of knees, though these are prime places to get blistered but good. Sun screen is available everywhere, in the large supermarkets, pharmacies, the OXXO’s (those 7-ll type stores that seem to be on every corner), and gift shops. This is intense heat and shouldn’t shine on you for more than half an hour, if you don’t want to look like a boiled lobster. Looking like one is almost as bad as feeling like one. Hats are advised, as well as the sarongs for sale everywhere. The sarongs here in Puerto Vallarta are called pareos and suitable for men, women and children. Wrap one around your waist and toss another over your shoulders.
The other thing people overdo in Puerto Vallarta has to do with liquids. Water should be your main drink, all day, every day. When drinking alcohol, have a glass of water between each cocktail. It’ll keep you just as busy and make your head less spinney in the mornings. Dehydration is the number cause of self-induced trauma. When the girl in the disco, dressed as a bandolero tries to pour shots down your throat, all the while pounding on your head and demanding pesos, just say no. Avoid jello shots, which contain the most intoxicating, cheapest booze available. If you’re worried about ice, don’t be. It’s purified, just like the water that comes out of the big blue bottles. Finally, limit yourself and make a group decision about your limitations. Carry only enough cash in pesos to drink that maximum and get you back home. Drinking is a team sport, in which you make your own rules. Make sure you’re winning at the game.

  • Puerto Vallarta Loves Honey

We laid off sugar a few years back and have been very happy about the switch to honey. Local honey in Puerto Vallarta can be purchased on the streets and we often buy from the same grumpy old man who caters to those walking up and down Basilio Badillo. When we run out of our favorite sweetener and can’t find The Honey Man, we purchase local honey, available at the produce markets.

To the surprise of many, honey is a huge export for Mexico. Crops from hives produce somewhere around 55,000 tons a year and Mexico is sixth in line of honey producing nations, shipping out at least half of their yield each year. The national consumption of honey is on the rise and we aren’t sure if this is due to sweets becoming more popular of a simple desire for the taste of honey. However we can report that foods that were once processed with abundant amounts of sugar, such as dry cereal, pastries, yoghurt, for example, are now made with honey. With nearly 50,000 registered beekeepers throughout Mexico, mostly in the southeast, there is an impressive production of both conventional and organic honey.

Bees, of course, do much more than make honey, a fact we often ignore or forget. The pollination of plants is a major industry and in a delicate ecological system, we depend on bees for our survival. The introduction of African bees, which were coaxed up from Brazil, was regarded as a major quandary in the ‘80’s. The Africanized bees were referred to as killer bees and considered too aggressive and it was thought they might destroy the native, honey producing melliponine bee. In the past few decades, the melliponine bee, which was doomed to extinction, has been reduced in population but there is evidence of both bees producing at even higher than expected rates.

Honey is used in Mexican kitchens for both sweet and savory dishes and in Puerto Vallarta, you will find several varieties. Avocado honey is the darkest in color and has a smooth, almost buttery flavor. Honey made from citrus blossoms is lighter in color and

taste. Mesquite honey is very light and often has hints of lavender, sage and thyme. There are dozens of flavors.

Mayans worshiped bees and considered beekeeping a sacred occupation. The melliponine was native to the Yucatan tropics, a stingless, honey producing bee, and was considered a link to the spirit world, gifted to the Maya by Ah Muzen Cab, the bee god. With over five hundred species, this was a busy bee world and so important to the Mayans, they devoted an entire book to them. The Madrid Codex, one of the four surviving Mayan books, is all about the bees and the business of making honey.

  • Gettin A Pedi In Puerto Vallarta

Pedicures: Our feet take a beating in Puerto Vallarta. We have an amazing collection of open toe sandals, from flip flops to fancy huaraches. Sneakers and hiking boots fill the remainder of our assortment of shoes. With toes showing most of the time, we like them to look pleasant, rather than gnarly and dirty. More than that however, is the importance of foot fitness. It’s not simply about pampering yourself. The benefits to your general health are significant.

Pedicures and manicures are accompanied by foot and hand massages that help to improve blood circulation. This type of treatment also improves mobility for your joints. A weekly visit won’t just keep your hands and feet looking young, you’ll feel better, too! If you maintain your nails on a regular basis, you are more likely to avoid fungi and other ailments. Removing dead skin cells does more than make your hands and feet attractive; it encourages new cell development and builds strength. We’re not the only one with bad habits of picking cuticles and this leaves them dry, cracked and at times, bleeding and sore. A professional can help with this annoying tendency and it’s very de-stressing, as well.

Manicures and pedicures have long been available and highly recommended for men and women and we love the fact that color is acceptable for males these days, especially in Puerto Vallarta, whether you are straight or gay. Why allow women to have all the fun and flash?

You can’t beat the cost of these services in Puerto Vallarta. Whether it’s a simple procedure you’re after or a medical treatment, the prices are better than anything you will find north of the border. We love the attention to detail, even in the small spa shops, where a pedicure runs from $120 to $250 (pesos). For a complete medical treatment, we suggest visiting Dr Paty. She is a bona fide medical doctor and her staff is specially trained technicians with degrees; their clinic is inside the CMQ hospitals, in Puerto Vallarta (Basilio Badillo location) and Bucerias.

As podiatrists (podogola), they treat infections, fungi, calluses, and other problems that afflict feet. They don’t do the expected water soak, but use an antibacterial gel. Believe it or not, this service is only $300 pesos. Appointments can be made by calling 223 0878. Check out their Facebook page for reviews.

We also like to visit the nail salons in Puerto Vallarta to support this community and there is where we find an array of incredible colors. For Mexican celebrations, we like a combination of red and green, which also works for Christmas. Or blue and gold for Hanukkah. Sports teams give a chance to double up on color; for example…Seattle, green and blue; Denver, orange and navy blue; New Orleans, black and gold. Some technicians are adept at painting small flowers and designs.

For your health and beauty, take care of your feet!

  • Jogging About Town In Puerto Vallarta

    Jogging About Town

We shudder when we see joggers in Puerto Vallarta on the highway between town and Mismaloya, sometimes with only inches between them and passing traffic. It’s a dangerous place to run. Most people are looking for solid footing and smooth pavement, taking off from hotels with no idea what lies around an unfamiliar bend. The foliage along this road is lush; it is the jungle, after all. It grows quickly and tasks the city to keep up with the growth. Not only does it cause visibility problems, some of the plants are unfriendly, reaching out with stickers and, in some cases, venom. Safety should be a primary focus.

There are so many great places to jog in and around Puerto Vallarta. We have suggested to friends who stay in lodging on the highway, to hop on a bus for a nominal fee, tuck a few pesos in the same pocket where identification is kept (you must remember to always carry some form of ID, even if it’s simply a note with name and emergency information.)

The north end of the Malecón is a great place to commence with a run. Sidewalks are plentiful and traffic phases out in the surrounding neighborhoods. For long distance, we suggest heading north on Francisco Villa. One can pass the library (Biblioteca Los Mangos), head into colonias like Versalles on the west or Las Gaviotas on the right. The Fluvial is well-paved and a fantastic place to pound the pavement but it lacks in overhead covering. The aforementioned areas in Puerto Vallarta are plentiful in shelter from the sun, with shade provided by some taller buildings and many trees.  The Marina provides well cared for streets that lead out to the seashore and back again.

For those who like to run around in circles, the stadium is perfect. It is well kept, lit at night and a friendly welcoming environment. The track is kept up by a trained staff and bathrooms are available. Events and games are often held at this location, too.

Puerto Vallarta is not lacking in stairs for those who like a heavy workout. In the vicinity above and behind the cathedral, streets lead up the hillside providing incredible views of the city below.

Be safe, take to the paved roads where there is lots of space, including sidewalks, and keep your shoes tied!

  • How to Save Your House Flips When They Don’t Sell

Post image for How to Save Your House Flips When They Don't Sell

Timothy Real Estate Group tries to share up to date information that may help our clients and associates in their quest for information about our industry.   We have added these Blog feeds from other sources to help you find the best information to make the best decisions about real estate buying, selling or investing, whether you are looking in Mexico or other places.  Here is an article that may be of interest.  Thanks so much for following us!

One of the biggest worries of new house flippers is what happens when they can’t sell their flips. It’s a legitimate fear…but one you don’t need to have if you just take a few precautionary steps with your lenders ahead of time.  To do this though, it largely depends what KIND of loan you have on the house.  Here are two scenarios that you may come face to face with and how to deal with them.

    1. Private Lender Lenders

When you’re working with a private money lender – this could be a family member, a friend or a business acquaintance, you’re the one who’s setting the terms.

So when you write that promissory note, you’re going to personally guarantee the loan. I do this on all my note holders; I personally guarantee them, depending on the situation.

If it’s an equity deal, then it’s a little different – but on a pure note we usually personally promise them. It’s really important to me to make sure my lenders are well protected.

I do this because I don’t want to be in a position where I can’t pay off that note only because it went beyond the 12 months. So what we typically add in a stipulation our promissory note that includes a “when the property sells” provision.

The idea is not to make you lazy or give you a false sense of security, but to protect you in case hings go wrong.

Never forget that in house flipping, time is money and you never want to be in a property longer than six months.

This provision just gives you a little extra layer of protection to know that you’re not going to be foreclosed on hard by your lender.

    2. Hard Money Lenders

If you’re in a deal with a hard money lender, then the rules are completely different…so this section is a bit more lengthy.

When you borrow hard money, the hard money lender creates the rules, they’re professional lenders just like bank and most of them really know their stuff.

Some house flippers, eager to get their first deal funded with a hard money lender, get too aggressive and set their terms for six months.

    Big mistake…

Never, ever, ever get into a six-month loan with a hard money lender. I don’t recommend them…its just not enough time, especially when you’re first starting out flipping.

Its completely plausible that you could buy a property and it could take you 60-plus days just to rehab it. Not that you want to take that long on a rehab, but it can happen.

If the rehab takes 60 days, thats two full months into it and only after that, you can list it and start the selling process.

But lets say its towards the end of the year and it took a couple of months for the selling season to come. Or perhaps you could sell …read more

  • Jungle Drums and Grocery Stores in Vallarta

When we first arrived in Puerto Vallarta, our destination for groceries (and many other things) was Gutiérrez Rizo. If Rizo didn’t have it, you didn’t need it! Rizo, located in the heart of Old Town, had two levels with a broad staircase in the center of the store that allowed one to climb partway and peer throughout almost the entire lower floor to see if you could find that item on your list that seem to be hidden from sight. At the bottom of the stairs racks of magazines lured English readers who were often disappointed to find that People Magazine was published in Spanish and they wouldn’t recognize a single photo.

The ATM machine at the front of the store was occasionally reliable and if it ate your card, you could come back the next day, meet with the owner in the office just inside the entrance and she would return it, if you could properly identify yourself.

Upstairs were aisles stuffed with sundries and dry goods, hodgepodge, odds and ends. A toy section at Christmas overflowed with dolls, trucks, games, beach pails and an abundance of playthings that often became shopworn from children sampling the wares while their parents stood in line at the deli below, ordering fresh ham, bacon, cheese and cold cuts.

We recall the rich scent of freshly delivered local oranges; bins of chiles of all shapes, sizes and colors; and melting ice cream in a freezer that could never quite keep up with the exterior heat.

The skeleton structure that was a beloved shopping location for locals and many visitors alike, has sat empty for years, gossip swirling, creating a misty beachside graveyard, strewn with soggy cardboard, collapsing shelves and imaginative chitchat.

Jokingly referred to as “jungle drums,” rumors consistently raise hopes about a new supermarket to take the place of the long gone treasured Rizo. Just as easily those same hopes are stifled when social media raises questions about high rise condos in different stages of development. The drums beat out the sound of plans and permits at City Hall, with little determined or confirmed.

Crossing the river on the suspended foot bridge, picking up tortillas from the tortillaria at the corner and shopping at Rizo were followed by grabbing ice cold Modelos across the street and hailing a taxi back home. Slowly the area is changing, growing more modern and reaching high into the sky.

The people, however, are still there; the Mexicans, the ex-pats, the tourists; none of that has changed. After all, someone has to beat the drums.

  • Puerto Vallarta: Gun Ownership Rules

    Puerto Vallarta and Guns

This past weekend we had the occasion to watch a rousing televised sports event in Puerto Vallarta with a group of acquaintances and a handful of people we’d never met, some tourists. One new visitor to our lovely city proudly displayed her recently obtained NRA card and also her permit to carry in the States, although she was sans gun. She was quite chuffed and excited but most at our table were interested in participating in the football game on the several overhead televisions. A small amount of head-shaking was all that ensued… and back to the game.

Guns are essentially illegal in Puerto Vallarta, as they are in all of Mexico. Private gun ownership is limited to the type and caliber permitted by law and allowed only within one’s place of residence. Open and concealed arms carry in Mexico are grounds for immediate arrest. Gun control in Mexico is so strict that there is only one store in the entire country where firearms can be purchased and it is owned and regulated by the military branch of the government. (This doesn’t mean that guns aren’t smuggled over the border from the US.)

The Mexican Revolution was only a hundred years ago, not a lot of time in the great scheme of things, and the Cristero War (basically church vs. state) was less than that. The post war era brought about amendments to the constitution that disallowed citizens from owning weapons. Some will argue that this doesn’t let a citizenry protect themselves from a corrupt government. So be it.

The morning after our gathering on October 2, 2017, the world awoke to the news of the most massive shooting of people in United States of America’s history. One lone gunman opened fire on concertgoers in a Las Vegas venue that, to date has left 59 people dead and several clinging to life. This darkens the brief conversation we had last night with an American citizen who pompously was willing to show off her newly obtained concealed weapon permit. Why would an ordinary citizen feel the need to possess a gun and the desire to have it with them at all times? We are baffled. Statistics have proven beyond question that this type of protection is unwarranted and ineffectual.

We won’t be able to defend ourselves from a government invasion if that were to ever occur in Puerto Vallarta; very unlikely, we’d surmise. Once again, we’ve found ourselves feeling safer in Puerto Vallarta than in our homeland. Our hopes and prayers are aligned properly with those who suffer, and also those who live in fear.

  • Puerto Vallarta – Mexico Takes Hollywood by Storm

    Mexico Takes Hollywood

As we watched from our cozy home in Puerto Vallarta, it was a thrill to see this year’s Academy Awards from Los Angeles, California, where several Oscars were handed out to Mexicans! Alfonso Cuarón accepted the honor for Best Director, Best Cinematography, and Best Foreign Film for his film Roma!

Congratulations are also in order for Spider-Man: A New Universe for walking away with the best Animated Film, of which twenty-four Mexicans participated in the development. Mexico has been endowed with some of the finest people to develop, produce, direct and star in award-winning movies.

Diego Luna, who sported a pin of the flag of Mexico (and it was the day of Día de la Bandera – Day of the Flag in Mexico) on his lapel, spoke of how ignored he felt at his first Academy Awards ceremony, five years ago. No one was interested in interviewing him, or actor, Gael García Bernal. Luna, actor, director, producer, appeared in the Oscar winning film If Beale Street Could Talk, and this year he had a turnaround experience. He was delighted to hear Spanish being spoken everywhere on the Red Carpet, microphones thrust in his face, interviewers competing for his attention. This year the Academy Awards were presented with so much Spanish language, there were subtitles! Luna joined the famous Spanish chef José Andrés to present a clip from Roma and opened with a statement in Spanish about how we can now speak Spanish at the Oscars! The Spanish actor, Javier Bardem stated (in Spanish) “There are no borders, there are no walls, that can stop ingenuity and talent” referring to this global gathering, where many countries were represented.

Adding to Bardem’s inspiration was Alfonso Cuarón’s quote from the famous French director, Claude Chabrol, when he spoke of New Wave, “there are no waves, there is only the ocean. I think that the nominees tonight have proven we are a part of the same ocean.”

The wave is one of change; the past few years Mexico has dominated the category of Best Director; not just Alfonso Cuarón on the Red Carpet, but also Guillermo del Toro (The Shape of Water) and Alejandro Iñárritu (The Revenant and Birdman). A veritable explosion of Mexican talent!

Seeing Yalitza Aparcio, nominated for Best Actress, in the front row with her mother, both indigenous women of Mexico indicates how far we have come, validating Andrés’ statement of how film gives voice to the voiceless and moves humanity forward.

The Puerto Vallarta International Film Festival (FICPV) will take place for twelve days in March. Puerto Vallarta will honor several films in a festival that draws talent from around the world. There will be forty films presented and the Golden Iguana will be awarded in several categories, international and nationally. From March 11th – 22nd, don’t miss the chance to help celebrate these contributions. For more information visit: ficpv.cuc.udg.mx.
