  • 2016 Vallarta Real Estate Fair Is Big Success

    This year’s Vallarta Real Estate Fair had a record turnout with more exhibitors and attendees enjoying the fair than ever before.  The highlights of the Fair were the two seminars that were heavily attended by locals, buyers and sellers.  Lic. Jessica Riedesser spoke about Sellers and Buyer’s closing costs which afterword had a very lengthy question and answer period filled with important information for getting the most out of your real estate investment.  Carl Timothy presented a Real Estate Market Report that compared 2014 to 2015 markets and reported on where the market is headed for the first quarter of 2016.

    The second seminar was very important and we believe the first time ever when there was a panel of a Mexican, Canadian, and US accountants together in Puerto Vallarta answering questions about international tax issues with so much knowledge and clarity.  What capital gains obligations are there in the US or Canada after you sell your home in Mexico?  How can people qualify for capital gains tax exemptions on their Mexican residence?  Do I have to disclose my Mexican bank accounts to the Canadian or the US governments?  All of this and more information was professionally explained to the attendees by Cindy DuChateau, Cameron MacIntosh, and Pedro Covarrubias.

    Exhibitors this year were varied service providers for the community from Home Staging to Dental Care.  Honda Motor Cars, Chefs, Property Management, Mexico Tours, Mortgages, Attorneys, Tax Planning, Investment Banking, Escrow Companies, Insurance, Pilates, Interior Design and much, much more.

    Another big highlight of the event was the Orquesta Escuela de Puerto Vallarta’s wonderful performance on the plaza.  These local musicians were enjoyed by everyone and brought some lovely music to the event.  The talented Colectivo Prana Entertainers were also a great treat to watch again this year as they entertained on stilts, juggling, and unicycles, all with the theme of Huichol Indians dressed in beautiful Huichol designs.  There were even Chamanes there to cleanse the soul.

  • WHEN A BEACHFRONT VACATION TURNS INTO AN INVESTMENT OPPORTUNITY

    Vacations are usually thought of as a retreat from the day to day world of business and responsibilities. But that is not always the case when traveling south of our border.

    While numerous resort destinations across the globe struggle with attracting international investors, Bay of Banderas, one of Mexico’s coastal gems along the Pacific, continues to entice investment groups on all levels, from the individual American or Canadian wanting to escape the cold winters to frolic in a tropical beachfront condo to global hotel chains investing millions of dollars in strategic seaside locations. As Mexico continues to experience economic growth, with over 29 Million international arrivals, raking in its healthy share of the estimated $7.6 Trillion dollars from travel and tourism (World Travel & Tourism Council – 2015 Economic Impact Report), foreign investors big and small have taken note and continue to open up their deep pockets south of the border.

    In 2013, Hotel Management announced Cascade Investments’ acquisition of the Four Seasons in Punta de Mita. The private investment arm for Bill Gates, ranked the richest man in the world by Forbes, purchased the ultra luxury resort located 45 minutes north of Puerto Vallarta, for an astounding $200 Million dollars, making it one of the largest investments in the region. Located in the State of Nayarit, approximately 17 kilometers (approx. 10 miles) north of Puerto Vallarta, the 1,500+ acre beachfront village is home to numerous high-end villas and a favorite low-profile destination for high-profile corporate tycoons and Hollywood celebrities, including the likes of Jodie Foster, Lady Gaga, Matt Damon, Beyoncé and Jennifer Aniston, to name a few.

    In December 2014, Hyatt Ziva Puerto Vallarta opened its doors to their beautiful beachfront all-inclusive hotel at playa La Estacas, a 300-foot long beach known for its soft white sand and turquoise waters. As part of a $20 Million dollar investment, this marked the third such venture in Mexico for Hyatt Hotels & Resorts. The completion of Hyatt Ziva is one of over half a dozen new hotels in the bay, including the construction of Posada Group’s new convention center and oceanfront Fiesta Americana hotel. The addition of both hotels and convention center is expected to attract thousands of new tourists each year, adding to the economic growth along the less developed shores of Banderas Bay.

    But large investment firms and high rollers aren’t the only ones discovering investment opportunities along the bay’s 100 kilometers long coastline. With value properties ranging from the $200’s USD for a two-bedroom ocean view condo, to $800,000+ USD for a 3,000+ sq ft beachfront luxury residence with a slew of amenities, buyers from all walks of life are realizing owning a vacation investment property is realistic and within their means. While beachfront home ownership is often perceived to be attainable only by the rich, Puerto Vallarta’s varying real estate has changed all that. Not only are prices in this resort town within reach for many, but a significantly lower property tax rate (around 1.2%) and a stronger USD/CAN exchange rate versus the Mexican pesos, (currently over 16) adds additional incentive and value for would be buyers, lowering the carrying cost associated with home ownership.

    In addition, Mexico’s robust tourism has allowed some homeowners a passive source of income from sun seeking travelers. By renting out to vacationers, owners of investment properties abroad are able to subsidize some of their expenses while enjoying the benefits of owning a piece of paradise.

    So when does a vacation turn into a long term business investment? When one is caught up in the splendor and enchantment of a vacation in Puerto Vallarta, Mexico!

  • 2014 Real Estate Post Event Wrap Up

    The 2014 Vallarta Real Estate Fair at the Rivera Molino plaza drew to a close on Saturday, February 15th. The one-day event doubled the number of visitors from last year’s debut and included attendees from the Marina Vallarta, Mismaloya, La Cruz de Huanacaxtle, as well as AMPI real estate agents from different regions of the bay.

    Sponsored by Timothy Real Estate Group, the event gathered local professionals, providing their services in fields such as health care, home owners and health insurance, mortgages, interior design, landscaping, financial investments, property management, vacation rental services, real estate, fiscal law changes and immigration to name a few.

    A first for this year’s fair was the Panel Of Professionals series, in which Lic. Fernando Castro spoke about the new requirements and changes in the capital gains laws. “I’m always interested in real estate,” says Susan Engen, fair attendee. “My husband and I own property down here, which is very important, especially if we start thinking about selling it. There was a lot of information available, and it was very good.” There was also a video market report about the current real estate market presented by host Carl Timothy and included interesting statistics and graphs, all of which has been posted online and can be seen by clicking HERE.  Additionally, the two free speakers’ workshops included valuable information ranging from escrow services, mortgages to hiring the right property management company and how to maximize your investment property. “The turnouts at the workshops were great. It goes to show that our clients, friends and the public are constantly seeking information. We are planning to expand on the speakers’ series for next year,” says real estate agent Taniel Chemsian.

    ¿Cuál ha sido la experiencia más satisfactoria durante la filmación de House Hunters International?

    Tener la oportunidad de promover a Puerto Vallarta y dar a conocer todos los maravillosos lugares, personas y empresas familiares de la ciudad.

    ¿Cuál fue la mayor sorpresa durante el rodaje?

    Fue una ardua labor. Armar un episodio no es tan fácil como parece. Se necesita preparación, trabajo en equipo y el compromiso de todos los involucrados.

    ¿Cuáles han sido algunos de los retos durante la filmación en Puerto Vallarta?

    Uno de los mayores retos es el clima impredecible durante los meses de verano. Las nubes de lluvia tienden a aparecer en la tarde y algunas veces nos atraparon en una carrera contra el tiempo (y las tormentas) para obtener una escena antes del aguacero. Nadie quiere tener su rímel corrido en su rostro enfrente de la cámara … a menos que seas Tammy Faye Baker.

    ¿Has estado en contacto con muchas de las personas que han visto el show?

    El programa de televisión ha tenido definitivamente un impacto en nuestra presencia en el mercado. Le ha permitido a Timothy Real Estate Groupllegar a un público más amplio que de otro modo costaría millones de dólares y años en lograrlo. Estamos muy agradecidos y apreciamos la maravillosa oportunidad que nos han brindado.

    ¿Cómo te involucraste en el programa de House Hunters International?

    Al principio, pensaron que yo era el Kardashian perdido, pero cuando les mostré mi estado de cuenta bancaria, se dieron cuenta de que cometieron un error. En realidad, los productores nos contactaron y audicioné para el programa … y el resto es historia.

    ¿Tienes planes para filmar más episodios para el programa pronto?

    Acabamos de filmar nuestro cuarto episodio en Marzo y está previsto filmar nuestro quinto episodio a finales de este verano.

    ¿Cuál ha sido la mayor sorpresa en la filmación para los compradores?

    Todos los compradores han sido fantásticos desde el primer momento. Ellos llegan a ver lo que es realmente hacer un programa de televisión juntos. Al final del primer día se dieron cuenta “este es un trabajo intenso”, pero la compañía de producción hace que sea divertido y son muy complacientes

    ¿Los compradores han disfrutado el proceso?

    Creo que sí. El programa de televisión es realmente sobre los compradores. Tomamos en cuenta por qué aman Puerto Vallarta, donde les gusta pasar el rato, qué actividades les gusta hacer y por qué PV tiene un lugar especial en sus corazones. Ellos son las verdaderas estrellas; nosotros sólo somos sus bonitos accesorios. 😉

    ¿Cuándo es tu próximo evento de caridad House Hunters?

    Nuestro segundo evento para estrenar el Nuevo episodio del programa de televisión House Hunters International y para recaudar fondos se llevará a cabo el lunes 24 de Noviembre en el Mantamar Beach Club en Playa Los Muertos. El tema va a ser “La isla de Gilligan”.

    Helping Build Our Communities – Habitat For Humanity

    Timothy Real Estate Group is proud to announce the theme for the 2018 Vallarta Real Estate Fair, Habitat For Humanity Mexico.
    Since 1989 Habitat for Humanity Mexico has been turning the dream of home ownership into reality for low-income families thanks to donations and charity.
    For those who have not yet heard of Habitat For Humanity, this non-profit organization offers training and technical services to low-income families. Through that training, families are then able to build their own home and also help to build homes for fellow community members. Habitat for Humanity also promotes innovative and affordable financing options for families through no-interest loans

    In Mexico the average low-income family without financial support will take 20 years to build their home. With Habitat for Humanity, 17 volunteers can build one house for one low-income family between 6 and 12 months. That house will cost an average of $11,700 USD. All of those donations and time comes from the support of community members and volunteers and has already helped 61,000 families across 24 states in Mexico.

    What can you do to help? Volunteer.  If you would like to personally get involved, Habitat for Humanity Mexico is always looking for helping hands to construct homes for families.
