    The House Hunters Charity Event was the Party of the Year!

    The event planning all started with group of volunteers from around Puerto Vallarta who asked to be involved planning the event.  Everyone who donated their time and talents had the most wonderful experience.  We borrowed some ideas from the House Hunters International investors Derick and Zapher of San Diego, California.  They are expert event coordinators and even had an event of their own when the House Hunters Show originally aired in the United States.  Derick and Zapher also flew in for this special Puerto Vallarta viewing.

    It was decided the event was to be held at Daiquiri Dicks Restaurant in the Zona Romantica.  It’s a great space for a large event and Tari Bowman and her staff did a wonderful job at handling 350 people.  The service was incredible, no wait time for drinks, and we had some deliciosos aperitivos, delicious appetizers!

    Carl Timothy went to Hollywood, California and brought back the popcorn boxes and celebrity costumes.  Carl also selected old time movie tunes and themes, but I’m not sure if we heard any of them over the great music that was provided by Sylvie Scopazzo our local songstress and Jorge Hernandez on guitar.  They did a great job at entertaining all of us for the evening, thanks Sylvie and Jorge!

    Our celebrity impersonators were Marilyn Monroe played by our beautiful Andrea Graham, Groucho Marx played by our perfectly funny Sebastian Lopez and Charlie Chaplin played so very real by Hugo Daniel Gomez.  All our celebrities prepared for their parts by watching old movies that their celebrities were in and once they put on the costumes the transition was fantastic as they posed for photos with all the guests and remained in character all night long.  The professional photographer of the event was Joseph Kandoll, taking great photos of the event, guests, and celebrities.  Check out Joseph’s fun photos  https://timothyrealestategroup.com/hhi .  Our hats off to Andrea, Sebastian, Daniel and Joseph!

    The event was an opportunity for the community and our beloved city of Puerto Vallarta to celebrate and be proud, about Mexico; we want to show the world that people love living here, it’s safe and beautiful, and it’s one of the best places to live, work, and retire to in the world!  And we all love a great party!

    One of our celebrity guests was unable to make it to the event so we were able to connect with him via Skype, it was Elvis Presley!  He apologized for not being able get to us but was thinking of us and wishing us well.  You can watch the video from Elvis played by Ron Decar of Viva Las Vegas Weddings at https://www.vegasweddingstreaming.com/play/index.php?eventID=2218 (skip about the first 5 minutes of the video)

    At 9:00pm The House Hunters International Puerto Vallarta show was debuted in Mexico and everyone cheered at the first sight of Puerto Vallarta.  Then everyone cheered again for Derick and Zapher and when our House Hunter’s International agent Taniel Chemsian hit the screen everyone loved it and cheered again.  It was really great seeing how much everyone enjoyed the show.  I’ve seen it 3 times and I never get tired of watching it, I think House Hunters did a great job at showing how beautiful Puerto Vallarta is and it’s a great place to buy properties.

    I spoke with the buyers Derick and Zapher and they had a couldn’t believe how many people came to the event and they are very happy with their decision to purchase in Puerto Vallarta.  Condominios Terraza Del Mar was the chosen property on HGTV’s House Hunters International. Now with as little as 20% down and you can purchase one of the few remaining three bedroom units.

    The proceeds of this event benefited our charities; Becas Vallarta A.C., The Navy League’s Toys for Tots, and Asilo San Juan Diego, an assisted living facility.  Over 350 people attended the event and we were able to raise over $117,000 pesos in ticket sales and raffle tickets!  Thanks to everyone that attended the event!

    There was a surprising overflow turn out at the event and they were able to raise some much-needed funds for the charities.  100% of all proceeds went to the Becas, Toys for Tots, and Asilo San Juan Diego.  You can see all the images from the event here.

    Is it better to list in the summer? The winter? Will I have more competition if I list in the winter? Am I more likely to sell at a greater discount depending on the time of year?

    *This post is being presented from the perspective of a seller but it is easy enough to extend the perspectives to those of a buyer*

    As a managing broker I appreciate that even with the help of a real estate broker it is difficult to determine the optimal listing price or optimal time of year to list. Practically speaking if brokers and investors were pricing real estate perfectly price changes would not be as common as they currently are. The pricing market interests me so much that when wearing my “professor hat” I spend a fair amount of time examining the pricing of real estate in Chicago in an attempt to better understand movements.

    As I work through a much larger study I want to shed some light on a few things that investors may find interesting.

    What The Data Says About The Best Time of Year to Transact Real Estate

    This first post is summarizing the trends that were identified when segmenting properties into quarters. In an attempt to answer the questions above I looked at all residential multi-unit buildings from 2006-2012. This resulted in over 11,000 properties that were listed and sold during this period. In this post I am only discussing those properties that did NOT have to submit a price change in order to lead to a sell which reduced the properties sample to 6,410. The table below looks at this reduced sample and shows that over the 6 year period examined the differences in inventory are seemingly negligible. We can see that the first half of a year, Q1 and Q2, certainly have more listings but also more sales as a result.

    If we are chasing the buyers we may want to list in the first half of the year but the fact that both Q3 and Q4 had more sales than listings may mean that sellers hold a stronger bargaining position in the second half of a year. The question is would you rather be operating in a market that is moving more inventory or one that has a tighter inventory?

    As a buyer you may reason that the fourth quarter is optimal since the fewest properties are being demanded and that prices will be lower as a result. It is worth noting that the average days it took to sell in this sample was 34.06 days which is relatively quick and speaks to finding the right time to list.

    What about discounts?

    While it is valuable to have a general sense of you competition what is the discount that these sellers are undertaking in order to sell over an average window of 34.06 days? The table below suggests that regardless of what quarter you list the average discount is approximately 5%. This would tend to imply that regardless of the quarter listed a parcel will sell for a discount of approximately 5%. On a technical note if you are a buyer you do seem to have a marginal benefit if negotiating a purchase in the second quarter of a year and if you are a seller you have a marginal benefit when listing in this same quarter.

    Summary

    What conclusions can be drawn from this summary?

    • First and foremost is that when a home is priced “right” we should still expect an approximate discount of 5%.
    • Additionally, when we price “right” we should sell in approximately a month regardless of the quarter listed.

    The next step is to examine what happens when we don’t price “right” and have to change the listing price. Next time I will be looking at how price changes are received by the market and how they impact time and discounts.

    $664,369 Pesos Raised For Vallarta Charities

    The Disco Ball was the night to remember! The glittery 2018 ‘House Hunters International’ charity event lit up the perfect Vallarta night sky Tuesday, November 20th at the beautiful beachfront Oscar’s Restaurant on the Cuale River Island. This marked the fourth fundraiser event hosted by Taniel Chemsian and number one real estate brokerage house, Timothy Real Estate Group. Filled with disco era celebrity impersonators by the likes of the Village People and Sonny & Cher, the Sold Out event raised a record-breaking $664,369 Peso for benefactors Asilo San Juan Diego (Senior Assisted Living Center) and SETAC Community Health Center.

    Timothy Real Estate Group will be hosting their second House Hunters International charity fundraiser event on November 24, 2014 at the new Mantamar Beach Club on Los Muertos Beach, benefiting four local charities. Their goal is to surpass the first event, which raised over $110,000 Pesos for the local organizations. The Make-A-Wish foundation will be one of the beneficiaries from this year’s “Gilligan’s Island” theme event.

    The mission of the Make-a-Wish Foundation is to grant wishes to children with life-threatening medical conditions to enrich the human experience with hope, strength and joy.  Since 1980, Make-a-Wish has granted more than 230,000 wishes around the world.  Our goal is to make the dream of every child come true.  This forces us to be creative in exceeding the expectation of every child’s desire – all are unique.  Whatever the difficulties or obstacles, we create magical moments.

    In 1980, a 7-year-old boy named Chris Greicius dreamed of being a policeman.  Chris had leukemia.  On April 29, 1980, Chris’ dream came true in a memorable way.  His experience inspired what is today the Make-a-Wish Foundation.

  • Successful Puerto Vallarta Real Estate Fair 2015

    Once again the third annual Vallarta Real Estate Fair held Saturday March 28th offered many local residents, tourists, buyers and sellers of real estate the information they were looking for.

    With a great attendance many visitors to the Fair were thrilled with the information that was available on such topics as available healthcare, insurance, property management and rentals, interior design solutions, title and escrow services, real estate photography, dental care, investment banking in Mexico, accounting and legal services.

    With two sessions of conferences participants had the opportunity to ask the professionals about changes in Mexico’s Capital Gains tax laws, Mortgages for the foreign buyer, how to handle Capital Gains tax in the US on the sale of your Mexican vacation home, how to handle rental income in Mexico and the US, and who needs to report foreign bank accounts to the IRS. Also available were professionals to help prepare attendees to successfully rent their vacation homes and explain what pitfalls to look for in property management.

    The 2014 Real Estate Market report was also an interesting part of the conferences showing the participants where the Bay of Banderas market was last year and what are the current market trends for 2015. The good news was very well received!

  • First 3 Quarters of 2015 – Vallarta Real Estate Market Report

    The Puerto Vallarta real estate market for the first 3 quarters of 2015 shows signs of a slight but healthy growth in the number of sales and the price adjustments that had to take place in order to generate those sales. Across the board sales volume is up, and albeit modest the average sales price is up as well. Condominiums have done better than houses but the growth over last year is great.

    Timothy Real Estate Group remains the dominant force in the Puerto Vallarta – Riviera Nayarit market with more than double the sales volume of the number two agency in the bay.

    Condominiums have seen an increase in sales volume in the bay while the average sales price for a condominium has gone down by -8%. The increase in sales is most likely the result of sellers getting more realistic about market values.

    The number of condominiums that have sold have gone up 11% over last year and the percentage of list price has gone down by -1%. Both factors are good news for the market.

    Houses have not faired as well this year. Sales volume for sold houses has gone down -14% and average sales prices for houses has gone down by -15%.

    The number of sold houses has basically remained the same and the sales price percentage of list price has gone down by -3% to 89% of asking

    New listings in 2015 have gone down by -17.5% which is a great sign that inventory is reducing and sold listings have gone up by 16.7% which is also a positive sign in the market.

    Puerto Vallarta has a number of exciting new projects that are in their design stages for the Romantic Zone and Amapas areas as well as South Shore waterfront developments. Construction is going strong in Riviera Nayarit in many areas with new 5 Star Hotels in the planning stages as well. Generally speaking developers are looking to create residential products that meet the needs of foreign investors with exciting smaller, more affordable products. It is a great time to invest in the Riviera Nayarit and Puerto Vallarta markets before appreciation really starts to take off which can make some of the newer pre-construction projects and current re-sell inventory very attractive for the upcoming 2016 season.

    In the nine short years since the Vallarta Botanical Garden was founded, it has grown from a beautiful “best kept secret” for nature enthusiasts to a top area attraction and incredible regional resource for Vallarta residents, local schoolchildren, and visitors from around the world.
