  • House Hunters International Puerto Vallarta Episode #2

    House Hunters International hadn’t filmed any episodes in Puerto Vallarta until last year when they contacted Timothy Real Estate Group about auditioning for the show. Our first episode aired March of 2012 and on June 6th 2013 our second episode aired highlighting Puerto Vallarta once again and the wonderful property options that are available here. Puerto Vallarta is a very popular destination for tourism and property investments, which makes this opportunity to use House Hunters International as a vehicle to get the word out, just perfect.  

    The second episode was shot in November and now finally the day arrived for its airing with much anticipation so we decided to have a premiere party, which was exciting, just like getting ready to watch the Oscars or the Super Bowl!  Our wonderful friends Ray and Anne Young invited us to their beautiful home in Molino de Agua to celebrate and watch the new show. Our star agent, Taniel Chemsian could be nominated for an Emmy he did so well. Valium Our buyers, David and Andrea Golombeck were incredible and very relaxed in front of the camera which let their personalities shine through.

    Ray and Anne had every television in the house tuned in to HGTV but the big screen was were everyone congregated. We all cheered when we all saw the first glimpse of Puerto Vallarta looking straight down Calle Aquiles Serdan to the end of the street and seeing the beautiful beach and bay.  Different shots of downtown were used including shops, galleries and the beautiful cobblestone streets.

    One of the highlights of the evening was when Taniel’s mother called from Los Angeles to let him know that Puerto Vallarta looked so beautiful she wanted to move from Los Angeles to Puerto Vallarta, and soon.

    We are so thankful to have the opportunity to be involved in a project like this and be able to enjoy it as an office and as a community of friends and clients. Filming starts in August for episode three. We can’t wait to see what surprises the new episode will bring.

  • Puerto Vallarta Artists Exhibition

    David Birks “Paraíso en Proceso” is the opening exhibit of Oficina de Proyectos Culturales (OPC), located in the center of Puerto Vallarta (Juarez & Aldama). The exhibit is a conceptual project that explores the recent history of Puerto Vallarta from the artist`s point of view, with the collaboration of other artists, architects and urban designers that use different supporters and media for the montage.

    Puerto Vallarta is a city that transforms, with changing demographics, growing urban development and a fluctuant tourist population. The exhibit examines several facets of Puerto Vallarta, actual and past, with the intention to create a direct dialogue with the public.

    Among the fifteen installations that the artist David Briks has prepared for this exhibit some of them involve the viewer in a direct fashion. “Proyecto de los Recuerdos” allows the visitor to gaze to the past through memories collected from photographs and documents of 20 families from Puerto Vallarta.

    “Cajon Vallarta” is a “parklet” created by the architects Oscar Moran and Raul Henderson Jr. consisting of a parking space and a green area within the urban surrounding. The object is to promote a balance between the artificial and the natural, between the automobile and the pedestrian.

    Oficina de Proyectos Culturales (OPC) is an independent nonprofit organization dedicated to promoting dialogue through exhibits, debates, forums and conferences about public art. Also to generate educational programs about art and awareness of the development of the city.

    Davis Birks was born in Seattle Washington and arrived in Puerto Vallarta after completing his education at Arizona State University. His shows include important Galleries in Mexico, United States and Europe. His work is found in the Santa Barbara Museum of Art, Museum of Fine Arts, Houston, Museum of Latin American Art, Long Beach, and the Museo de Bellas Artes  (Museum of Fine Arts) in Guadalajara.

    Other collaborators to the project are Luis Echeverria, Edson Gomez, Raul Henderson Jr., Mary Koruga, Arturo Montero, Oscar Moràn, Ana Olivera, Heidi Padilla and Jorge Ramirez.

    We find these designs simple and chic and wanted to share them with you…  This is definitely part of ‘Inspired Living’… and we hope that as the real estate market in Puerto Vallarta shifts so do the design elements being introduced here.

    Since meeting in the mid-1980’s, artist Ruben Toledo and Ralph Pucci International’s Ralph Pucci have mingled socially and rubbed shoulders professionally, the latter relationship spawning seven mannequin collections. When the two reconnected at a party this year, an old topic resurfaced—joining forces on furniture and talk soon yielded a signed series of limited editions aptly named Collaboration.

    In his Midtown studio, Toledo had his way with existing styles of Pucci tables and seating, garnishing the cerused-oak surfaces with oil paint yet leaving stainless-steel and glass components intact. Now, a landscape of enigmatic faces populates the square side table. On the bench and dining table, silhouettes chronicle fashion evolution, from Romantic and Victorian to flapper and mod. Hypnotic eyes peer out from the console, cocktail table, and chair.

    While this marked the duo’s first nonfashion alliance, after so many mannequins, the lure of display proved hard to resist. So Toledo spent 10 days in the penthouse showroom, painting murals that became the back drop for a month long exhibit and a party.

  • House Hunters International – Charity Event In Puerto Vallarta To Benefit ‘Becas Vallarta’

    Timothy Real Estate Group will be hosting their second House Hunters International charity fundraiser event on November 24, 2014 at the new Mantamar Beach Club on Los Muertos Beach, benefiting four local charities. Their goal is to surpass the first event, which raised over $110,000 Pesos for the local organizations. Becas Vallarta will be one of the beneficiaries from this year’s “Gilligan’s Island” theme event.

     Even though most everyone agrees that education is the key to living a productive and satisfying life, and that it should be available to every child, that is not always the case for Puerto Vallarta kids. Many come from single parent homes; homes with five, six or more children or homes where the breadwinner makes only enough to provide the very basics of life. Those circumstances make it impossible for the children, no matter how bright and eager to learn, to continue their education past the mandated junior high. That is where Becas Vallarta, A.C. and the America-Mexico Foundation, Inc. come in. For more than fifty years, together they have awarded scholarships to thousands of young Vallartenses through junior high, high school, university and even medical school.

     Becas Vallarta, A. C. is a non-profit, tax-deductible Mexican foundation charged with fund raising and administering the scholarships program for students in Puerto Vallarta, Jalisco, Mexico. The America-Mexico Foundation, Inc., founded in 1961, is a non-profit USA tax-deductible foundation (under Section 501(c)(3) of the IRS code) that donates all funds raised to finance those scholarships.

     These two non-profit organizations have as their only purpose raising funds to provide scholarships for as many Puerto Vallarta students as possible. Working with no office, no telephone, no computers or copiers, these organizations manage to meet the budget of over $150,000 USD each year. Mexican, Canadian and American volunteers working in harmony to make Puerto Vallarta, and yes the world, a better place by having an educated populace.

     In order to qualify for a scholarship a student must live and attend public schools in the Puerto Vallarta area, show real financial need which is verified in the schools they are attending, maintain a grade point average of 8.5 (of a possible 10), attend required

    meetings with the foundation members, be good citizens in the school and community and help with foundation functions when asked. But once a student has earned a scholarship, the foundation pledges to continue financial aid until the educational goal is met as long as she or he continues to fulfill the prescribed Becados obligations.

     Junior High Scholarship $160 USD: includes full school uniform, school shoes, gym clothes, all school supplies needed for the year including dictionaries and calculators.

    Senior High Scholarship $550 USD: this is given in checks twice a year at a personal meeting with each student. They may use this money for their most pressing needs, tuition, food, transportation, etc.

    University Scholarship $700 USD: this is also given in checks twice a year at a personal meeting with each student. They may use this money for their most pressing needs, tuition, transportation, food, etc.

  • Our Own Zocalo In Puerto Vallarta

    The Zocalo

    Our introduction to the plaza in the center of Puerto Vallarta was definitely a gradual one. Over time we have found this to be one of the most magical, interesting and entertaining places in town. If you journey out of Puerto Vallarta and visit any city, town, or village, you will find a main zocalo. It is the heart and heartbeat of any municipality, no matter how large or small.

    Saturday evenings are guaranteed to be delightful because there is always something taking place. On Sundays, the Puerto Vallarta Municipal orchestra performs and we watch for special happenings that bridge the weekends. The church, Our Lady of Guadalupe has events that pour out over the street and into the square on a regular basis.

    There isn’t a major holiday in Puerto Vallarta that doesn’t involve the zocalo, it being the spirit and soul of Independence Day, with the city mayor reenacting El Grito from the balcony of City Hall. Christmas; Halloween; Day of the Dead; Revolution Day; New Year’s Eve…the list goes on, are all centered in the zocalo. There are quiet celebrations and very loud, active ones. The beautiful altars during Day of the Dead call for reverence. The sidewalk chalk competitions are a time of contemplation and admiration. Art shows, flea markets and charity functions take place in the beautiful little main square of Puerto Vallarta. Musicians come here to practice before appreciative audiences, while warming up for shows and parades and we get a free performance.

    Any evening will find lovers strolling, children laughing and playing, elderly having a rest on their way to and fro, or simply observing, which is the best occupation in the zocalo; people-watching at its very best. Photographers love the setting of the zocalo in Puerto Vallarta for wedding photos, simple and tasteful.

    Tacos are just around any given corner, as well as comida corridas, the little restaurants that serve delicious food at the lunch hour for a very nominal price. The malecón on the other side of the street begs to be a larger part of anyone’s paseo (stroll) and both are perfect for watching fireworks that occur on a nightly basis and at great elaboration on more festive evenings.

    Not for the faint at heart, watch out it’s affectionately known as The Bone Breaker!  Or en Espanol La Rompe Huesos!  Consult your Physician before attempting this work out, seriously!

    The area is La Pechuga and it isn’t just a chicken breast?  It’s also a neighborhood perched above in the Lomas (hills) of Colonias El Centro and 5 de Diciembre.

    The Bone Breaker is the road that begins from the Malecon and Calle Allende in El Centro and it travels up (east) and around the hills above these downtown neighborhoods.

     There are some lucky local residents and tourists that have discovered this little jewel and have found it being quite an amazing and incredible challenge to ride their bikes, hike, run or walk this mountain and it is a great workout.

    I have a friend that started walking her dangerously overweight dog around the mountain everyday and the dog and the friend look 15 pounds lighter and 15 years younger, great way to extend your life and get healthy and strong.

     I don’t know about you but haven’t you noticed a big change in Vallarta?  There are a lot more physically active Vallartenses and tourists that are not just interested in lying on the beach all day.  They are concerned about their well being and they have active lifestyles and they are also teaching their young children that this is a good thing.  Puerto Vallarta is full of nature and natural wonders it’s a sin to be in the gym! Get your booty out there and get into shape with the nature all around to keep you motivated and so ALIVE!!!

    La Pechuga is also a great place to live!  There are incredible condos and homes with amazing views to the bay and town and only 5 minutes driving time or a 10-15 minute walk into town.

  • When The Termites Come to Vallarta

    The first time we witnessed the arrival of The Termites in Puerto Vallarta was at a beach restaurant many years ago. Without as much as a buzz or a hum, a swarm of flying creatures suddenly appeared over our heads, shedding somewhat less than gossamer wings into our Aztec soup. While some of us shrieked the balance of our famished party dug in and scooped out the bothersome diaphanous little things and went on with our meal.

    Things haven’t changed and the first appearance of these feisty insects can be a wee bit alarming. Thought they are completely harmless to humans, they do massive damage to structures in Puerto Vallarta. You will note the advent of termite season by the swarms encircling lights, shortly following dusk and they stay around long enough to drop their wings and find someplace to spend the night.

    Though some will claim that termites can eat through anything, including concrete, that is an exaggeration. They are known to settle into cracks in concrete, of which houses in Puerto Vallarta are constructed. When cement is poured, either by hand or with large commercial pumps, there are inevitable cracks. The termites will squeeze into these tiny spaces and they don’t need much more than the thickness of a common credit card to find a purchase. It often looks like they have eaten their way through.

    Termites are tenacious creatures and are quite capable of creating their own covered freeway to access their realm. If you see what looks like tubes of dirt on either the exterior of interior of your home, you have a termite kingdom in the making. It is good to know however, that any crawl space or crack in a foundation is akin to an engraved invitation to the termite empire. Very few homes in Puerto Vallarta will be found to have carpet because termites will burrow between the material and the floor and stay hidden from sight.

    Expansion joints in places where the wall meets doors or windows, corners of homes and businesses are the termites’ 5 Star Hotel. From there, they send workers out to build a community.

    We highly recommend periodic inspections. Then an exterminator comes into your home, they will look for any type of insect or rodent that can harm you or your home. They will spot termites and identify trouble spots within a moment’s time. The best thing to do is seal off any entryways and spray at suggested intervals.

    Sunday is beach day in Puerto Vallarta for tourists and residents alike.   Playa Los Muertos and the town beaches get quite crowded on this day, so it can be lots of fun to take off to one of the many close by beaches.  Playa Mismaloya is located 20 minutes south of Puerto Vallarta and you can get there by bus, taxi or car.  Take Carratera a Mismaloya south – you access the public beach on the road just to the south of the Barcelo Resort.

    Playa Mismaloya is located within a small bay that is fed by the Rio Mismaloya and it is a fantastic place for swimming as there is no strong  tide or undertow.  You can hire a boat to go fishing or to take a trip around Los Arcos.  Jet skis and parasailing are available.  There are several beachfront restaurants with fish, seafood and Mexican food items and they provide beach service including tables, chairs and chaises and of course bar service so you can have all the beers or margaritas you desire.

    You can take a stroll along the beach and you can also see what remains of the Night of the Iguana movie set that was filmed in this very location 49 years ago in 1963.

    It is a great way to spend time with friends or family and while away an afternoon at the beach.

  • How And Where Do I Make My Prop. Tax Payment For Vallarta Or Riviera Nayarit?

    This handy how-to article will help you in the process of paying your taxes for your property located in the greater Banderas Bay’s municipalities of Puerto Vallarta and Bahia de Banderas (including all Riviera Nayarit towns from Nuevo Vallarta to Lo de Marcos).

    Taxes on real property are collected annually for the fiscal year of January through December. The process is similar for homeowners in both municipalities. Rates are generally not published until the second business week of January and can be seen on-line at the convenient links provided below.

    If paid between January and March, both municipalities traditionally offer discounts from 15% to 5%—the earlier the greater. No discount is extended on partial year payments. Unpaid balances will be subject to interest and penalties.

    If you are not in Mexico to make the payment, you can have your property manager do so for you in person or you can make the payment on-line using a credit card.

    The benefit of making the payment directly at the offices is that the official receipt is issued there with the full property identification on it, handy for next year’s reference and is the best official record. The on-line receipt does not carry that information and is strictly a banking transaction record.

    Enter the link above. Type in your property tax account number from a past tax receipt where it says ‘Cuenta’ and click ‘Buscar’ or ‘Realizar Consulta’ (Search). For Vallarta you must also enter U (for urban) or R (for rustic) as found in the box ‘TP’ on your old receipt. Bahia de Banderas numbers already have a U or R as a prefix to the number. Note, your name does not appear on the account but the trust bank name does, so don’t let that confuse you.

    The amount you owe will appear. If it happens that there is no rate yet shown for the current year, it is likely in the process of updating by the authorities. Simply recheck it at intervals.

  • Puerto Vallarta: Holiday Magic

    We love Christmas in Puerto Vallarta. If you normally go back to your hometown for the holidays, it’s time to make a change and stay in Puerto Vallarta in December. Invite your friends and family to come your way instead. The weather is perfect and there is so much to do, you will almost need to appoint an event coordinator.

    The magic of the peregrinations and posadas will be lasting memories for everyone. Though Puerto Vallarta grows more modern every day, age old traditions will never fade. Starting on December 1st and continuing for twelve days, these peregrinations, or processions join people from various colonias (neighborhoods), local businesses and stores, hospitals, clubs (like Kiwanis), and schools. Simple and elaborate floats portray the story of the Virgin of Guadalupe, with a chosen maiden, a boy or young man in the character of Juan Diego, who had the first vision of Our Lady, and scores of roses, the symbol of this celebration. Villagers walk long distances and often with bare feet, to represent the original sojourn. It is a solemn and joyful occasion. We usually pick one day to have a lengthy dinner along the route and watch the proceedings. Locals of all ages, wee children to the elderly participate, and it’s not unusual to see some pushed along in wheelchairs over the rough cobblestones. Aztec dancers demonstrate their rituals with colorful costumes and charming chants. Bands march and choirs sing. Arms are laden with baskets to be delivered to the church and distributed to the needy. The last night is a huge celebration with fireworks at midnight, bells tolling and tens of thousands rejoicers filling the streets.

    When all that excitement of the peregrinations is over, it’s time for posadas, which represent the search for a birthplace for the Christ child. Businesses show their gratitude to employees by throwing parties, in which no one works but the boss. It’s a fun night with gift exchanges, abundant food and drink, relaxation and everyone letting down their hair. This may be the night when employees receive their alginado, the

    Christmas bonus that every employer is legally obligated to provide. In our small colonia, many homes light up for the evening, BBQ’s flaming in the streets, chairs all over the sidewalks and neighbors coming together to eat, drink, laugh and pray. These can involve the local parish, and once the merriment calms down a bit, a beautiful procession follows with people carrying candles and singing traditional songs.

    This is our idea of Christmas. We love the spirit of camaraderie, generosity and peace.
