			<content:encoded><![CDATA[<p>This is  a Puerto Vallarta Real Estate Market Report for April  2012 .  As you see Properties in Puerto Vallarta are selling at about one home a day on average.  This is a great sign in the market.   Puerto Vallarta and Mexico are a desirable place to own Real Estate and invest in.  As international Media lightens up on Mexico and Foreigners continue to want to invest and live in Puerto Vallarta, Puerto Vallarta is investing in it&#8217;s own infrastructure by renovating and constructing new highways, sidewalks, a new pier, Malecon, and much more.  We as Real Estate agents are thrilled by the direction the market is taking and we would say things are quite fine considering we are selling properties.</p>

<p>After we wrapped the recent filming of House Hunters International here in Puerto Vallarta, I sat back and reflected on how far Timothy Real Estate Group has come in such a short time and in such a changing market.   I can only say that after reviewing our accomplishments and path we have travelled over this last year, I feel grateful and proud, of all that we have accomplished in such a short time.  I also realized that success is not an accident and is born from hard work (I know firsthand now).  Starting a business is hard under the best of circumstances and I wanted to share our story in x chapters in the hopes that it might inspire others who are starting out or thinking about it.</p>
<p>It was exciting to see the film crew’s reaction to Puerto Vallarta and to the company as a whole.  None of the crew had ever been here before and they were thrilled with the charm, character, and magic in this wonderful place where we live.  Not one of the House Hunter’s crew left without first thinking how great it would be to have a property here.  They were impressed by our architecture, location, style, or even the investment value here when compared to what was available in their own Real Estate markets.  <a title="We will film another House Hunters International show! " href="http://timothyrealestategroup.com/blog/puerto-vallarta-real-estate-mexico/house-hunters-international-visits-timothy-real-estate-ix" target="_blank">The days of filming were a bonding experience and we made some very good new friends during the adventure.</a></p>
<p>Deciding to do something like this is a scary decision.  You certainly don’t want to come off looking like you don’t know what you’re doing or you don’t want to be presented in a way that may not be very flattering, especially on such a large stage.  The plan was to be as authentic as possible and hope that shined through.  It came as no surprise to me but our Buyers and our Agent did a wonderful job.   After the filming concluded the director called the House Hunters International production office and told them that this was the best episode he had filmed which made us relax and feel proud of what we were able to do having had no experience with reality TV.  Now that production is completed and the episode has been edited we have been asked by House Hunters International to do more episodes for them as soon as possible.</p>

<p>Social media is changing the way people communicate and how fast news can travel. <a title="Timothy uses Social Media " href="http://timothyrealestategroup.com/blog/puerto-vallarta-real-estate-mexico/social-media-makes-us-re-think-how-to-attract-customers" target="_blank"> It was through social media that House Hunters International contacted us.</a>  They had never used an agency or filmed in Puerto Vallarta before and asked if we would contact them based on the conversations we had on Twitter.  They thought our online presence was professional and that we demonstrated online what they were looking for in a real estate office.  When they asked if we were interested I didn’t hesitate to say yes.  We sent photos and audition tapes of 3 of our sets clients and of their real estate agents.  After telephone interviews and numerous video auditions they chose the clients and agent and we were cast.</p>
<p>We were nervous and excited to have this opportunity.  We wanted to accomplish two things with the exposure.  <a title="Mexico a Great place to  invest " href="http://timothyrealestategroup.com/blog/puerto-vallarta-real-estate-mexico/housing-industry-in-mexico-remaining-stable-2" target="_blank">We wanted to show the world that Puerto Vallarta is beautiful and safe, and we wanted to portray Puerto Vallarta as a wonderful place to live and retire to.</a></p>
<p>This was a chance to introduce people to the authenticity of our sales agents and show the heart behind our company.  I believed that if we could be ourselves we will shine and I think it worked.  It has been said that if you do what you enjoy you will never work a day in your life.  Everyone knows that not every workday is created equal, but if you enjoy what you do, you will do it better and your clients will benefit from their experience with you.</p>

<p>I recently found this article about the safety of Travel in Mexico.  For those of us who live here it is apparent that we feel safer here than in most of the cities where we came from.  I moved to Puerto Vallarta from Los Angeles 13 years ago and have felt safer here than walking the streets of Los Angeles any given day.  I find that Puerto Vallarta is clean, safe, and easy to get to from almost any major city in the US and Canada.  Here is what Robert Reis from the “Lonely Planet” has to say about Mexico’s safety.</p>
<p>Every week or so I get asked, ‘Is it safe to go to Mexico?’ I had always said, if you’re thoughtful about where you go, yes. But after my most recent trip there, I’m changing my answer… to a question:</p>
<p><strong><em> Do you think it’s safe to go to Texas?</em></strong></p>
<p>To be clear, violence in Mexico is no joke. There have been over 47,000 drug-related murders alone in the past five years. Its murder rate – 18 per 100,000 according to this <a title="United Nations Report " href="http://www.unodc.org/unodc/en/data-and-analysis/homicide.html" target="_blank"><strong>United Nations Office on Drugs &amp; Crime report</strong></a> – is more than three times the US rate of 4.8 per 100,000. Though Mexican tourism is starting to bounce back, Americans appear more reluctant to return than Canadians and Brits (5.7 million Americans visited in 2011, down 3% from 2010 – and, according to Expedia, more than four of five bookings were adults going without children). Many who don’t go cite violence as the reason.</p>
<p align="center"> What you don’t get from most reports in the US is statistical evidence that Americans are less likely to face violence on average in Mexico than at home, particularly when you zero in on Mexico’s most popular travel destinations. For example, the gateway to Disney World, Orlando, saw 7.5 murders per 100,000 residents in 2010 per the FBI; this is higher than Cancun or Puerto Vallarta, with rates of 1.83 and 5.9 respectively, per a Stanford University report (see <a title="More stats " href="http://www.stanford.edu/~dkronick/mexico_crime/" target="_blank"><strong>data visualization here</strong></a>, summarized on this chart, page 21). Yet in March, the Texas Department of Public Safety advised against ‘spring break’ travel anywhere in Mexico, a country the size of the UK, France, Germany, Spain and Italy combined. Never mind that popular destinations like the Bahamas, Belize and Jamaica have far higher homicide rates (36, 42 and 52 per 100,000). Why the singular focus?</p>
<p>&nbsp;</p>
<p><em>Before you nix Mexico altogether, consider these five things:</em></p>
<p><strong>1. Mexico may be more dangerous than the US overall, but not for Americans.</strong></p>
<p>According to FBI crime statistics, <a title="Crime stats " href="http://www.fbi.gov/about-us/cjis/ucr/crime-in-the-u.s/2010/crime-in-the-u.s.-2010/tables/10tbl01.xls" target="_blank"><strong>4.8 Americans per 100,000 were murdered in the US in 2010</strong></a>. The US State Department reports that <a title="More stats " href="http://www.fbi.gov/about-us/cjis/ucr/crime-in-the-u.s/2010/crime-in-the-u.s.-2010/tables/10tbl01.xls" target="_blank"><strong>120 Americans of the 5.7 million who visited Mexico last year were murdered</strong></a>, which is a rate of 2.1 of 100,000 visitors. Regardless of whether they were or weren’t connected to drug trafficking, which is often not clear, it’s less than half the US national rate.</p>
<p><strong>2. Texans are twice as safe in Mexico, and three times safer than in Houston.</strong></p>
<p>Looking at the numbers, it might be wise for Texans to ignore their Public Safety department’s advice against Mexico travel. <a title="Crime Stats in Texas " href="http://www.fbi.gov/about-us/cjis/ucr/crime-in-the-u.s/2010/crime-in-the-u.s.-2010/tables/10tbl05.xls" target="_blank"><strong>Five per 100,000 Texans were homicide victims</strong></a> in 2010, per the FBI. Houston was worse, with 143 murders, or a rate of 6.8 – over three times the rate for Americans in Mexico.</p>
<p><strong>3. And it’s not just Texas.</strong></p>
<p>It’s interesting comparing each of the countries’ most dangerous cities. New Orleans, host city of next year’s Super Bowl, broke its own tourism record last year with 8 million visitors. Yet the Big Easy has ten times the US homicide rate, close to triple Mexico’s national rate.</p>
<p>Few go to Ciudad Juarez, a border town of 1.3 million that saw 8 to 11 murders a day in 2010 (accounts differ – <a title="CNN report " href="http://articles.cnn.com/2011-12-08/americas/world_americas_mexico-violence_1_juarez-border-city-ambulance?_s=PM:AMERICAS" target="_blank"><strong>CNN went with 8</strong></a>). It’s unlikely to ever be a tourism hostpot, but things have been quietly improving there. By 2011, CNN reported, the homicide rate dropped by 45%, and the first six weeks of this year saw an additional 57% drop, per this BBC story.</p>
<p>If that trend in Juarez continues all year, and it might not, the number of homicides would have dropped from over 3000 in 2010 to 710 in 2012. Meanwhile New Orleans’ homicide rate is increasing, up to 199 murders last year, equivalent to 736 in a city with the population of Juarez.</p>
<p><strong>4. By the way, most of Mexico is <span style="text-decoration: underline;">not</span> on the </strong><a title="State department Travel warning " href="http://travel.state.gov/travel/cis_pa_tw/tw/tw_5665.html" target="_blank"><strong>State Department’s travel warning</strong></a><strong>.</strong></p>
<p>The best of Mexico, in terms of travel, isn’t on the warning. The US warns against ‘non-essential travel’ to just four of Mexico’s 31 states (all in the north: Chihuahua, Coahuila, Durango and Tamaulipas). The warning goes on to recommend against travel to select parts of other states, but not including many popular destinations such as Puerto Vallarta, Mazatlan, the Riviera Nayarit, Cancun, Cozumel and Tulum.</p>
<p>Meanwhile, 13 states are fully free from the State Department’s warning, including Baja California Sur, Yucatan, Mexico City, Oaxaca, Chiapas, Guanajuato and others.</p>
<p><strong>5. Malia Obama ignored the Texas advice.</strong></p>
<p>Of all people, President Obama and first lady said ‘OK’ to their 13-year-old daughter’s <a title="Obama daughters in Oaxaca " href="http://www.nytimes.com/2012/03/23/world/americas/malia-obamas-class-trip-delights-mexico-tourism-officials.html" target="_blank"><strong>spring break destination this year: Oaxaca</strong></a>. Then Republican presidential candidate Rick Santorum made snide remarks over that, perhaps overlooking that Oaxaca state has a smaller body count from the drug war than his home state’s murder rate (Oaxaca’s 4.39 per 100,000 to <a title="Other stats. " href="http://www.fbi.gov/about-us/cjis/ucr/crime-in-the-u.s/2010/crime-in-the-u.s.-2010/tables/10tbl05.xls" target="_blank"><strong>Pennsylvania’s 5.2</strong></a>).</p>
<p>Oaxaca state, not on the US travel warning, is famed for its colonial city, Zapotec ruins and <a title="Huatulco and what you need to know " href="http://www.lonelyplanet.com/mexico/travel-tips-and-articles/76638" target="_blank"><strong>emerging beach destinations like Huatulco</strong></a>. Lonely Planet author Greg Benchwick even tried grasshoppers with the local mezcal (Malia apparently stuck with vanilla shakes.)</p>
<p><strong>So, can you go to Mexico?</strong></p>
<p>Yes. As the US State Department says, ‘millions of US citizens safely visit Mexico each year.’ Last year, when <a title="CNN Report " href="http://articles.cnn.com/2011-05-06/travel/opinion.mexico.travel_1_mexico-city-mexico-tourism-yucatan-peninsula?_s=PM:TRAVEL" target="_blank"><strong>I took on the subject for CNN</strong></a>, one commenter suggested Lonely Planet was being paid to promote travel there. No we weren’t. We took on the subject simply because – as travelers so often know – there is another story beyond the perception back home, be it Vietnam welcoming Americans in the ’90s or Colombia’s dramatic safety improvements in the ’00s. And, equally as importantly, Mexico makes for some of the world’s greatest travel experiences – it’s honestly why I’m in this line of work.</p>
<p>So yes, you can go to Mexico, just as you can go to Texas, or New Orleans, or Orlando, or the Bahamas. It’s simply up to you to decide whether you want to.</p>

<p>It is no secret that in the Mexican tourist destinations towns of Cabo San Lucas, Puerto Vallarta, and Cancun we have seen increased percentages of investment from Mexican nationals over the last few years.  While the United States has had it’s economic problems, Mexico’s economy has remained strong and growing due mostly to industrial productivity.</p>
<p>John K Glaab recently reported on the AMPI National conference.  Here is what he reported:</p>
<p><em> “Ariel Cano Cuevas is the Director General of Vivienda, Mexico’s national housing agency. He delivered the keynote speech at the recent Mexican Association of Real Estate Professionals (AMPI) Toma de Protesta (Inauguration) in Mexico City. During the presentation he announced new initiatives for two social housing agencies, INFONAVIT and FOVISSTE. He concluded his remarks by predicting the housing industry in this country will remain strong throughout 2012.”</em></p>

<p>Puerto Vallarta had its chance to shine once again on Television when <a title="House Hunters International in Puerto Vallarta " href="http://www.timothyrealestategroup.com/Puerto-Vallarta-Real-Estate-Sales/Properties/Find/p5/Timothy%20Real%20Estate%20Group%20Listings.html?" target="_blank">House Hunters International came and filmed the first of several episodes with Timothy Real Estate Group</a> and Timothy Group thought it would be great to give back something. So they are holding a charity event to preview the first episode. Proceeds from the event will go to several local charities.</p>
<p><a title="Vallarta Navy League " href="http://vallartanavyleague.org/" target="_blank">The Puerto Vallarta Navy League</a> is a non-profit service organization, founded in 1993 by Warren Johnson. It was chartered in 1994 aboard the US Navy ship USS Shiloh in Banderas Bay. It is dedicated to contributing to the well being of the people of Puerto Vallarta and surrounding areas.</p>
<p>Since 1994 the League has been trying to do one thing: HELPING AND GIVING BACK TO THE COMMUNITY WE LIVE IN.  The Navy league has set out to help in various ways such as:</p>
<p>-<strong>R TOYS FOR TOTS PROGRAMS</strong>—We sponsor the local Toys for Tots program operated worldwide by the U.S. Marine Corps. This involves raising the funds to purchase toys. In 2006, we raised enough money to purchase 11,000 toys for distribution to needy children on Dia del Reyes Magos and Dia del Niños in Puerto Vallarta and surrounding counties. We have worked with Desarrollo Integral de la Familia (DIF) Puerto Vallarta to install two playgrounds in the county and as funds allow, will identify locations in Puerto Vallarta and surrounding counties.</p>
<p>-<strong>SPONSOR COMMUNITY SOCIAL PROJECTS</strong>—Each visiting ship and crew is offered the opportunity to participate in a community social project to help the localcitizens of Puerto Vallarta and to improve the understanding of our two cultures. These generally involve the painting of a school, orphanage or home for disadvantaged or abused minors as well as routine repair and maintenance work.  Almost all ships find the time to devote a morning to such worthwhile projects.</p>
<p>-<strong>ARRANGE TRANSPORT OF DONATED GOODS FROM THE U.S</strong>.—Ships are encouraged to pick up donated medical goods in San Diego before departure for Puerto Vallarta. These goods are distributed to needy local charities and institutions.  We have our bown warehouse on the Navy Base in San Diego, California where we receive dedicated medical and educational donations from groups such as “Bridges Across Borders”. The Navy League in San Diego assists in the coordination of complicated logistical arrangements.</p>
<p>We hope that ALL can come out for the event! It is a big night for Puerto Vallarta, Timoty Real Estate Group and the KIDS!</p>

<p>After we wrapped the recent filming of House Hunters International here in Puerto Vallarta, I sat back and reflected on how far Timothy Real Estate Group has come in such a short time and in such a changing market.   I can only say that after reviewing our accomplishments and path we have travelled over this last year, I feel grateful and proud, of all that we have accomplished in such a short time.  I also realized that success is not an accident and is born from hard work (I know firsthand now).  Starting a business is hard under the best of circumstances and I wanted to share our story in x chapters in the hopes that it might inspire others who are starting out or thinking about it.</p>
<p>The response from our clients and the marketplace has been overwhelming.  In less than a year we were already recognized and a leader in the industry and all of my fears about whether our clients would follow us and whether the brand would be accepted were calmed right from the start.  Focusing on us and our niche in the market worked.  Defining ourselves without copying anyone in the crowd did engage the market.  Right away we had the faith and trust of the market and the clients not only followed us, they seemed to like the fresh positive change.  We were able to produce results for our clients in one of the most difficult economies since the great depression and were able to work hand in hand with our peers in moving the local board of realtors to a new level launching a new MLS system for the boards, and generating a communication between realtors that had not been experienced in the bay area before.</p>
<p>Of the upmost importance for us has been a focus on delivering the best-dedicated service, and delivering on our promises.  I could see that the marketing world was changing and that the internet, particularly <a title="Social Media and Real Estate " href="http://timothyrealestategroup.com/blog/puerto-vallarta-real-estate-mexico/timothy-real-estate-group-turns-to-social-media" target="_blank">social media</a> was making the world re-think attracting customers.  At first I was very skeptical about social media sites but as I jumped into it I started to really enjoy the process.  I quickly could see that doing it right is a full time job and I needed a team that could assist me with keeping our clients informed and helping us find clients through these outlets.  <a title="Participate with us on Facebook " href="https://www.facebook.com/timothyrealestate" target="_blank">For Timothy Real Estate Group it means showing the public who we are on both a personal level and a professional level. </a></p>
<p>Once I had the company up and running on social media it was important that the Timothy team of agents and administrative staff get on board as well to help our reach.  Some were already involved and some had never used a computer for more then the MLS and emails.  With lots of laughs and many workshops everyone jumped onboard and they started to see the effects.  I believe some day things that people are interested in will come to them automatically rather than people having to search online or in the phone book.  This is just the beginning for social media’s impact on the world.</p>
<p>Another interesting benefit of social media is the ability to stay on top of what is going on in other markets, other areas, and what is going on around the world in general.  It’s a side benefit that is wonderful.  Besides making an effort to stay on top of world events and economies that have an effect on our business through regular media channels, social media lets you stay on top of current events without much effort.  There is nothing like feeling connected to the entire world when it comes to business for a more universal snapshot of how your own company may be affected for planning and client service.</p>

<p>After we wrapped the recent filming of House Hunters International here in Puerto Vallarta, I sat back and reflected on how far Timothy Real Estate Group has come in such a short time and in such a changing market.   I can only say that after reviewing our accomplishments and path we have travelled over this last year, I feel grateful and proud, of all that we have accomplished in such a short time.  I also realized that success is not an accident and is born from hard work (I know firsthand now).  Starting a business is hard under the best of circumstances and I wanted to share our story in x chapters in the hopes that it might inspire others who are starting out or thinking about it.</p>
<p><strong><em>… By focusing on the new on line communities and opportunities we began to see that there were new opportunities that existed and with innovation we believed we could harvest them…</em></strong></p>
<p>It is a real soul searching process when you start to analyze your life in order to get to what you are really about and how to build your business with that knowledge<strong>.   </strong>What sets you apart from your peers?  What are your business priorities?  What does your company say about you?  What do your clients say about you and who do they think you are in the market place?  What should your branding say about who you are?</p>
<p>After some real personal reflection about what it is I wanted my company to be and after interviewing the staff, agents, and some of our clients about what or strengths and weaknesses are, I arrived at the descriptive words that represent Timothy Real Estate Group and chose Joy as our core value.  Then we chose …Authentic, Wisdom, and Progressive as our expressive values.  And rounded it all out with the functional values:  Transparency, Dedication, and Intuitive.  All of these describe who I am and subsequently who my company would be.</p>
<p>From there, with the help from my wonderful branding and design innovators, the process for finding the right look, colors, voice, and artistic statement about who we are began.</p>
<p>Now I had my brand, the look and feel of the company in images and a tone of voice for our communications it was time to get the message out.  This is when I enlisted the help of our social media team.</p>
<p>Getting the message out used to be done through print media and mass mailing postcards and flyers, but those days are gone. <strong> In 2012 everyone is online and your online presence is key to any business’s success</strong>.  Not only do people find their friends online now but people share interesting information online.  You can also go more directly to your market by targeting in on the people that might be looking for your product.  <a title="Learn how Timothy Real Estate was Born " href="http://timothyrealestategroup.com/blog/puerto-vallarta-real-estate-mexico/timothy-real-estate-group-is-born" target="_blank">Instead of waiting for them to come to you, you can make yourself visible in a way that your clients can find you by going to them.</a></p>
<p>This world of social media, online entertainment, and marketing is an ever evolving entity and it has been a priority for us to stay on top of current trends and to offer the most comprehensive services for our Buyers and Sellers.  Staying to the benchmark for online marketing will be the key to the future success of any growing business.  We will be watching and learning as we go but we are not afraid to think outside the box and look at these new options for getting our message out.</p>

<p>Yelapa is a small fishing town located on the southernmost cove of the Bay of Banderas.  It is only accessible by boat and you can take a boat-taxi from Los Muertos Beach, <a title="Another fun thing to do in Puerto Vallarta. Mismaloya " href="http://timothyrealestategroup.com/blog/365-fun-things-to-do-in-puerto-vallarta/365-fun-things-to-do-in-puerto-vallarta-3-playa-mismaloya" target="_blank">Mismaloya</a> or Boca de Tomatlan.  There are also day cruise excursions that include Yelapa in their tours.  From Los Muertos Beach, it is a 45 minute boat ride. It is a small community of less than 1,000 people and a handful of foreign residents.   It attracts artists and bohemian-types who enjoy the amazing scenery and the lack of modern conveniences.   There are roads (more like paths) throughout the village but they are for foot or horse or burro (some bicycles) – no cars.</p>

<p>Of course now there is electricity in Yelapa and cell phones work everywhere in the world, so you are never fully away from civilization anymore.  But this is as about as close as you can get in Puerto Vallarta. There are a few small inns and rental properties in Yelapa so many tourists stay there for their entire vacation; however, for most it is a fun day trip.   It is quite rustic and most of the buildings are open air with palapa roofs. Most of the activities revolve around the beach; however, you can hike in the mountains to a natural waterfall that feeds into a brook where you can swim in the clean, cool water.  You can also take a horseback ride around the area.</p>

<p>Of course there is ample access to the freshest fish and seafood so you will love eating a big lunch while you are enjoying a perfect sunny day on the beach in Yelapa.  And what to drink?   This is the place where you can find Raicilla which comes from the stills in the mountains that surround the town.   Also called “Mexican Moonshine”, raicilla is distilled from the agave plant which is also used to make tequila.  It is considered to be mildly hallucinogenic so it must be imbibed slowly – which is easy to do as the flavor is very different.    And of course, dessert is always a slice of pie from the famous Pie Ladies of Yelapa (coconut is the best!!).</p>
<p>I have been going to Yelapa for 25 years.  It has hardly changed at all.  It has a communal land ownership system (ejidal) so it is unlikely that any large commercial development will happen any time soon.  It is a wonderful day trip and a great way to enjoy the immense beauty of this area.</p>

The red carpet charity fundraiser with it’s 1950‘s movie theme included 150 attendees from throughout the USA and Mexico enjoying fine champagne, tapas, popcorn and a special private screening of the episode. Special guest <strong><a title="Taniel Chemsian " href="http://www.timothyrealestategroup.com/Puerto-Vallarta-Real-Estate-Sales/Taniel.html" target="_blank">Taniel Chemsian from Timothy Real Estate Group</a></strong> in Puerto Vallarta was also in attendance. <a title="We had so much fun Filming! Everyone mingled and nibbled in the Red Carpet Lounge, anxiously waiting the show to start. Fifteen minutes prior to the airing guests were invited to the screening room where the scent of freshly popped popcorn waited them.
